Walnut Creek Neighborhoods and Real Estate

Walnut Creek sits in the valley below Mount Diablo, where Interstate 680 and Highway 24 meet, which makes it one of the most connected cities in the East Bay.

Living in Walnut Creek

Walnut Creek sits in the valley below Mount Diablo, where Interstate 680 and Highway 24 cross, with a BART station on the edge of downtown. It is the busiest city center in central Contra Costa County, and the city owns and protects the ridgelines around it as open space, so hills and trailheads are never far from any neighborhood.

The housing is unusually mixed for a suburb. Downtown has condos and high-rise buildings near BART. The single-family neighborhoods have ranch homes, split-levels, and one of the East Bay's best-known groups of Eichlers. Rossmoor, in Tice Valley, is a 55+ community with its own rules.

Walnut Creek Neighborhoods & Communities

Downtown Walnut Creek has most of the city's condos, townhomes, and newer high-rises, close to BART and Broadway Plaza. Larkey Park takes its name from the city park with a pool and the Lindsay Wildlife Experience, and its homes date mostly from the 1950s through the 1970s. Rancho San Miguel, off Ygnacio Valley Road north of Shell Ridge, was built from 1955 to 1958 and has more than 350 Eichler homes among its ranch houses. The Woodlands has ranch homes from the 1960s and 1970s near the foothills, and Northgate climbs toward Mount Diablo, with larger homes and mountain views.

Parkmead, southwest of downtown, has homes going back to the late 1940s, and Walnut Heights is another neighborhood of mostly single-family homes. Rudgear Estates, in south Walnut Creek, is 429 homes built by Whitecliff Homes in the early 1970s around nearly 30 acres of open space. Saranap, between Walnut Creek and Lafayette, and much of Livorna Estates, on the southern edge toward Alamo, carry Walnut Creek addresses but sit in unincorporated Contra Costa County, so the county handles permits and planning there.

Buying a home in Walnut Creek works differently in each of these, from homeowners association documents downtown to mid-century systems in the older neighborhoods to county rules in Saranap.

A Short History of Walnut Creek

The Volvon people, known to the Spanish as the Bolbones, lived in these valleys for thousands of years. Under Mexico the land became Rancho Arroyo de las Nueces y Bolbones, named for the creek, the Arroyo de las Nueces or "creek of the walnuts," and for the Volvon. In 1849, William Slusher built a cabin on the creek's west bank, and a small village grew up where the road from Pacheco to San Jose crossed the road from Oakland to Antioch. People called it The Corners.

When the post office opened in December 1862, The Corners officially became Walnut Creek. For fifty years it was a farm town of walnut orchards, and in 1914 local business owners pushed to incorporate so the town could raise money to pave its downtown streets. Voters agreed, and on October 21, 1914, Walnut Creek became Contra Costa County's eighth city. After World War II the orchards gave way to subdivisions like Rancho San Miguel, Rossmoor opened in 1964, and in 1974 voters approved a bond that let the city buy Shell Ridge, Lime Ridge, Acalanes Ridge, and Sugarloaf and keep them as open space.

Walnut Creek Housing Market & Home Types

Walnut Creek's housing falls into three rough groups: single-family homes, mostly ranch, split-level, and Eichler designs from the 1950s through the 1970s along with newer custom homes in the hills; condos, townhomes, and high-rises downtown; and the 55+ community of Rossmoor. Each group has its own price range and its own paperwork.

Prices and days on market change often enough that I update these numbers every month. In September 2026, single-family homes in Walnut Creek sold at a median price of $1,602,500, after a median of 9 days on the market (35 homes sold; source: Bridge MLS). Townhouses and condos sold at a median price of $670,000, after a median of 16 days on the market (59 sold). Walnut Creek is very neighborhood based, so check the neighborhood pages for more specific numbers for the neighborhoods you're interested in. I'll pull current numbers for the street or building you care about, or you can see what your Walnut Creek home is worth right now.

How Tanja Odzak Serves Walnut Creek

I'm a REALTOR® with eXp Realty, and my specialty is reading a home's condition before an inspector does: the roof, the electrical panel, the foundation, drainage, and additions done well or badly. In Walnut Creek, where many homes date from the 1950s and 1960s building boom, that read is often what separates a good buy from an expensive one.

Walnut Creek runs on Contra Costa County's rules, not the Alameda County rules my Oakland and Berkeley clients know. The transfer tax is the county's alone. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended. A small share of homes near the open space sit in a High fire hazard severity zone, which adds a routine inspection at sale. I lay it all out on the selling your home in Walnut Creek page.

Schools in Walnut Creek

There are multiple ways to rate schools, so no ratings are included here. For more information, refer to the Walnut Creek School District, the Mt. Diablo Unified School District, or the Acalanes Union High School District, depending on the address. Always check the district's school boundary map and call the district to confirm a home is inside the boundary for the school you want. Boundaries can change, so double-checking is important if a particular school matters to your search.

Neighborhood Tour & Local Lifestyle

The city's open space has more than 60 miles of trails across Shell Ridge, Lime Ridge, Acalanes Ridge, and Sugarloaf, and the paved Iron Horse Regional Trail runs through town. Heather Farm Park has a lake, a pool, and sports fields, and the Ruth Bancroft Garden on Bancroft Road was the first garden in the country preserved by the Garden Conservancy.

Downtown has Broadway Plaza, the Lesher Center for the Arts, and a year-round Sunday farmers market on Locust Street. BART runs from the Walnut Creek station toward Oakland and San Francisco, and 680 and Highway 24 meet at the edge of downtown.

Club sports are a big part of life in Walnut Creek. The Walnut Creek Aquanuts, an artistic swimming club the City started in 1968, trains at the Clarke Memorial Swim Center in Heather Farm Park and counts 17 Olympians among its alumni. The Walnut Creek Aquabears, a year-round competitive swim team, trains there too. Walnut Creek Little League has run baseball and softball since 1963, the Walnut Creek Soccer Club dates to 1971, and club soccer, lacrosse, and volleyball programs draw players from across the city. In summer, neighborhood swim clubs like the Woodlands Cabana Club, Larkey, Rancho San Miguel, Walnut Heights, and Scottsdale field their own teams in the Walnut Creek league.

Frequently Asked Questions

Are there Eichler homes in Walnut Creek?

Yes. Rancho San Miguel, off Ygnacio Valley Road, has more than 350 Eichlers built from 1955 to 1958. Their radiant floor heat, glass walls, and low-pitched or flat roofs call for an inspector who knows the design.

Houses in Walnut Creek seem to sell for way over asking price! Why is that?

Walnut Creek often follows the same pricing custom as much of the East Bay. Many single-family homes are listed below what they are expected to sell for, to draw more buyers and more offers. It varies a lot by type: a condo can behave very differently from a house near the open space.

Is the asking price on a Walnut Creek home the real price?

Often not, especially for single-family homes. The asking price is there to attract attention. What counts is what similar Walnut Creek homes, of the same type and in the same part of town, have actually sold for. I go through those sales with you before you offer.

What makes selling in Walnut Creek different from Oakland or Berkeley?

Walnut Creek is in Contra Costa County. There is no extra city transfer tax, only the county's. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended. The City has one short form, a time-of-sale weatherization disclosure. Homes in a High fire hazard severity zone add a routine defensible space inspection at sale, which Contra Costa County Fire handles.

Is every Walnut Creek address inside the city?

No. Some areas with a Walnut Creek mailing address, such as Saranap, are in unincorporated Contra Costa County, where the county handles permits and planning. I check whether an address is inside city limits before you buy, since it changes who you call for a remodel.

Which Walnut Creek neighborhoods do you work?

All of Walnut Creek, including Downtown, Northgate, Walnut Heights, Larkey Park, Saranap, Parkmead, Rancho San Miguel, The Woodlands, Livorna Estates, and Rudgear Estates. My specialty is reading a home's condition and pricing it on real comparable sales, and that works across every part of the city.

What youth sports are there in Walnut Creek?

Plenty, and many are club programs. The Aquanuts (artistic swimming) and the Aquabears (competitive swimming) train at the Clarke Memorial Swim Center, Walnut Creek Little League covers baseball and softball, and there are club soccer, lacrosse, and volleyball programs, plus summer swim teams at the neighborhood swim clubs. Registration dates vary by club, so check each one's site.
