Few sales, weak data. Saranap had only 16 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Saranap, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Saranap. How did Saranap get its name?

Saranap began in 1911 as a stop on the Oakland, Antioch and Eastern Railroad, the electric line that later became the Sacramento Northern. The tracks ran along what is now Olympic Boulevard, and the station stood where Olympic meets Tice Valley Boulevard today. The station was named for Sara Naphthaly, the mother of the railroad's vice president, Samuel Naphthaly: the first letters of her names made "Saranap." Before 1913 the area was known as Dewing Park.

In the early 1900s, Saranap became a summer getaway, with cottages set among fruit and walnut orchards. Most of today's neighborhood was built in the 1950s, and building continued through the 1960s, 1970s, and 1980s. Apartments and shops went up along Boulevard Way and Saranap Avenue, near the Interstate 680 and Highway 24 interchange.

Why isn't Saranap part of Walnut Creek?

Because its residents have said no. Over the years, Saranap has turned down annexation by both Walnut Creek and Lafayette, preferring to stay under county government. One often-cited reason: county rules let residents keep things like small aviaries and bees that neighboring cities restrict more tightly. For a homeowner, the practical difference is who handles permits and planning. In Saranap that is Contra Costa County, not the City of Walnut Creek.

What kind of homes are in Saranap?

Mostly single-family homes, many from the 1950s, with others from the following decades and a few that go back to the summer-cottage era. About a quarter of Saranap's housing is apartments and condominiums, mostly along Boulevard Way and near the freeways.

What should you look for in a Saranap home? Check the basics on any older home: the electrical panel, the plumbing, the roof, and the foundation. Ask about past additions and remodels, and whether they were permitted by the county, since county permits are the ones that apply here. If you're planning a project, start with Contra Costa County's planning department rather than the City of Walnut Creek. There's no ordinance requiring a sewer lateral certificate in Saranap, however a sewer lateral inspection is recommended.

What schools are near Saranap?

Saranap has no school inside it, but several are a short drive away. Parkmead Elementary School is on Magnolia Way and Tice Creek School, for kindergarten through grade 8, is on Newell Avenue, both in the Walnut Creek School District. Las Lomas High School, in the Acalanes Union High School District, is on South Main Street. Because Saranap is unincorporated and sits between Walnut Creek and Lafayette, check the district boundary map for any address you're considering. The Walnut Creek page lists the public and private schools across the city.

Are there swim clubs in Saranap?

Two private swim clubs have ties to Saranap. Sun Valley Pool, a member-owned club run by an elected board, has served Saranap and Lamorinda since 1953 and is home to the Sun Valley Rays swim team. Dewing Park Swim Club, which carries Saranap's original name, was incorporated in 1957, is owned by its members, and fields its own swim team. Membership in each is optional and has its own fee.

What is nearby?

Downtown Walnut Creek, with Broadway Plaza, the Lesher Center for the Arts, and a Sunday farmers market on Locust Street, is a few minutes east, and downtown Lafayette is a few minutes west. The paved Iron Horse Regional Trail runs through Walnut Creek for running and biking, and the city's open space has miles of trails. Walnut Creek's and Lafayette's youth club programs, from swim teams to Little League and club soccer, are close by.

How do you get around from Saranap?

Saranap sits right beside the Interstate 680 and Highway 24 interchange, so both freeways are minutes away. The Walnut Creek and Lafayette BART stations are each a short drive.

What should sellers in Saranap know?

Because Saranap is unincorporated, the only transfer tax is Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Saranap, however a sewer lateral inspection is recommended. It is worth checking the address on the state's fire hazard severity zone map; a home in a High or Very High zone adds a routine defensible space inspection at sale, which Contra Costa County Fire handles. Buyers will want to see county permits for any past work. My Walnut Creek home selling page explains the steps.
