Piedmont Neighborhoods and Real Estate

Piedmont is a small, independent city completely surrounded by Oakland, just over 1.5 square miles of hillside streets a few minutes from downtown.

Living in Piedmont

Piedmont is its own small city, just over 1.5 square miles, and Oakland surrounds it on every side. Cross one street and you've changed cities, city hall, and the rules that apply when a home sells. Most of what's here is residential: period homes on quiet, tree-lined streets that climb steadily from the Grand Avenue side up into the hills.

That makes Piedmont a very specific kind of purchase. You're buying architecture, usually from the early 1900s, and you're buying a slope. Both deserve a close look before you write an offer, and that's the part of the job I'm known for.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Piedmont, from the MLS. A small city like Piedmont can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. These numbers cover every single-family sale the MLS lists in the city of Piedmont. Want the numbers for your street? Ask Tanja.

Piedmont Neighborhoods & Communities

Highland Avenue splits the city into two broad halves. Lower Piedmont, the side toward Grand Avenue and Oakland's Piedmont Avenue, has closer-set homes on smaller lots and the shortest drive to shops and restaurants just over the border.

Upper Piedmont, above Highland, generally has larger lots and bigger homes, with more of the classic period architecture plus some midcentury homes mixed in. The streets are steeper and the stairs are longer as you climb.

Around the civic center, Piedmont Park, the Community Hall, and the Exedra form the city's middle. Buying a home in Piedmont looks different on each side of Highland, mostly because of lot size, slope, and how much house sits on it.

How Piedmont Became Its Own City

Piedmont started as open foothills. In 1870, Walter Blair bought more than 800 acres here, and a hotel grew up around the local sulphur springs. The Piedmont Springs Hotel drew visitors from San Francisco who believed the water was good for their health. On November 17, 1892, sparks from a chimney set the hotel's roof on fire. There were no fire hydrants in the hills, so Oakland's horse-drawn engines had to bring their own water, and they arrived about two hours later. The hotel burned to the ground.

People here remembered that fire. After the 1906 earthquake, Piedmont's population grew about fourfold as San Franciscans moved to the hills, and Oakland set a vote to annex it. A paperwork mistake pushed Oakland's vote from January to March 1907, and a group of residents used the gap to hold their own election first. Cityhood won by 18 votes in January 1907, and the chance to run their own fire protection was a big part of the case. The Piedmont Fire Department started that same year as a volunteer company, and it never used horse-drawn engines. In March, Piedmont voters chose Oakland 63 to 43, but by then Piedmont was already a city. A September 1907 vote to undo cityhood won 92 to 63, about a dozen votes short of the two-thirds California law required. Piedmont has been its own city ever since.

The rush left a mark on the map. With little time, the organizers drew the city limits from the map they had on hand: a map of the sewer lines. That's why the border with Oakland zigzags, why some streets are Piedmont on one side and Oakland on the other, and why 136 parcels sit partly in each city. If you're buying near the line, check which city a home is actually in, because the transfer tax and Piedmont's point-of-sale rules follow the city limits.

Piedmont Housing Market & Home Types

Piedmont's housing stock is mostly single-family homes built in the early twentieth century: Tudor, Mediterranean, Colonial Revival, and Craftsman, with some later midcentury homes higher up. There's very little new construction, because there's very little empty land. What changes from one listing to the next is condition, how the lot sits on the hill, and how well past owners took care of the house.

Fire safety is citywide here too. In 2025 the State stopped designating any part of Piedmont as a Very High Fire Hazard Severity Zone (about 20 percent of the city, in the southeast corner, had been one since 2020), and the City responded by declaring all of Piedmont a Wildland-Urban Interface area starting in January 2026, with the state's wildfire building and vegetation standards for every property. Piedmont also has its own transfer tax and its own list of point-of-sale steps, covered on the selling your home in Piedmont page. Prices and days on market shift often enough that I update these numbers every month, and I pull them fresh when you're ready. In September 2026, single-family homes in Piedmont sold at a median price of $2,800,000, after a median of 12 days on the market (13 homes sold; source: Bridge MLS). How Tanja Odzak Serves Piedmont

I'm a REALTOR® with eXp Realty, and older homes are my specialty across the East Bay. In Piedmont that matters more than usual. A lot of the homes here are around a hundred years old, built on hillside lots, with retaining walls, long stairways, and additions from several different decades. I read those things before an inspector does, so you know early what's cosmetic and what's expensive.

Piedmont also asks more of a seller at the point of sale than Oakland, Berkeley, or Alameda do on their own. I walk you through every one of those steps up front, so nothing shows up as a surprise during escrow.

Schools in Piedmont

There are multiple ways to rate schools, so no ratings are included here. For more information, refer to the Piedmont Unified School District. Always check the district's school boundary map and call the district to confirm a home is inside the boundary for the school you want. Boundaries can change, so double-checking is important if a particular school matters to your search.

Neighborhood Tour & Local Lifestyle

Piedmont's parks follow the shape of the hills. Piedmont Park sits at the center around the Community Hall, with lawns, a creek, and tall redwoods. Dracena Park fills a former quarry, and small parks like Linda Park are tucked into the streets higher up.

For daily errands, most people head just across the border to Grand Avenue or Piedmont Avenue in Oakland, a few minutes from most Piedmont addresses. The trade is simple: quiet residential streets inside the city, with the shops and restaurants close by in the next one.

Piedmont's youth sports are run largely by volunteer clubs. The Piedmont Swim Team, founded in 1976, swam its 50th season in 2026 at the new Piedmont Community Pool, which opened that April with a 12-lane competition pool. The Piedmont Baseball Softball Foundation runs the city's youth baseball and softball league, and the Piedmont Soccer Club offers recreational and competitive soccer for players from Piedmont, Oakland, and nearby communities.

Frequently Asked Questions

What should I know about buying an older home in Piedmont?

Much of Piedmont was built in the early 1900s on sloped lots, so foundations, drainage, retaining walls, and long exterior stairs all deserve a careful look. I read a home's real condition before you write an offer, so you know what you are taking on.

Houses in Piedmont seem to sell for way over asking price! Why is that?

Piedmont follows the same pricing custom as most of the East Bay. Many homes are listed below what they are expected to sell for, on purpose, so more buyers show up and compete. It does not happen every time, and a home that sits for a while can behave differently, but most of the time the low list price is a strategy.

Is the asking price on a Piedmont home the real price?

Usually not. With that auction-style pricing, the asking price is there to draw interest, and a seller should not be expected to accept it. What matters is what similar Piedmont homes have actually sold for. I go through those sales with you so your offer is based on real numbers instead of the list price.

What makes selling in Piedmont different from Oakland?

Two things. Piedmont has its own city transfer tax on top of the county's, and since 2021 it has required sellers to give the buyer and the city a property records search, a sidewalk inspection, and a Home Energy Score before closing. The regional sewer lateral rule applies here too. I plan for all of it before you list.

Which parts of Piedmont do you work?

All of it, from Lower Piedmont near Grand Avenue to the larger lots above Highland Avenue. My specialty is reading an older home's condition and pricing it on real comparable sales, and that works the same on every Piedmont street.

Is now a good time to sell in Piedmont?

It depends on your home, your street, and your plans, and I would rather give you a current answer than a number on a web page. Ask, and I will pull recent sales for your address.

What youth sports are there in Piedmont?

Swimming, baseball and softball, and soccer, mostly through volunteer clubs. The Piedmont Swim Team trains year-round at the new Piedmont Community Pool, the Piedmont Baseball Softball Foundation runs the youth league, and the Piedmont Soccer Club fields recreational and competitive teams. Registration dates vary by club, so check each one's site.

Is Piedmont in a fire hazard zone?

Not on the state's 2025 maps, which removed the Very High designation from Piedmont's southeast corner. The City now treats all of Piedmont as a Wildland-Urban Interface area, starting January 2026, so the state's wildfire building and vegetation standards apply citywide. Check the hazard disclosure for any address, and get insurance quotes early.
