The Latest Numbers
Pleasant Hill, Walnut Creek & Lafayette September 2026 Market Update! Three neighboring cities told three different stories in August: compared with a year earlier, the average single-family sale price was up 18.2% in Pleasant Hill, up 1.3% in Walnut Creek, and down 11.9% in Lafayette. Here is the breakdown, city by city.
Averages only tell part of the story. Lafayette's 11.9% drop, for example, comes from 32 sales spread from $830,000 to $4,800,000, so a few very large or very small sales can move it a lot. Location, condition, pricing and marketing decide where any one home lands, and the median price over time is the better guide to whether these three cities are rising or cooling.
