Pleasant Hill sits in the middle of Contra Costa County, between Walnut Creek, Concord, Martinez, and Lafayette, with Interstate 680 on its east side and Highway 24 a few minutes south.
Living in Pleasant Hill
Pleasant Hill sits in the middle of Contra Costa County, with Walnut Creek to the south, Concord to the east, Martinez to the north, and Lafayette to the southwest. Interstate 680 runs along its east side, Highway 24 is a few minutes south, and the Pleasant Hill/Contra Costa Centre BART station sits just outside the city limits. Most of the city is single-family neighborhoods from the 1950s and 1960s, gathered around an open-air downtown.
That makes Pleasant Hill one of the more consistent housing markets in the area: block after block of mid-century ranch and split-level homes, many of them remodeled over the decades, with condos and townhomes closer to downtown and the main roads.
Pleasant Hill at a glance
The median sale price of a single-family home in Pleasant Hill in September 2026 was $1,215,000, and it sold after a median of 11 days on the market.

Pleasant Hill Neighborhoods & Communities
Gregory Gardens is one of the city's best-known postwar neighborhoods, and Poets Corner, nearby, is known for its tree-lined streets and established homes from the 1940s through the 1960s. College Park has winding streets lined with mature oaks, Grayson Creek takes its name from the creek that runs through it, and Valhalla is a smaller residential neighborhood.
Strandwood-Linda Lane and Boyd are compact single-family areas off Pleasant Hill Road and Boyd Road, the Pleasant Hill neighborhood carries the city's own name, and the Pleasant Hill side of Reliez Valley is built into the hillside, with terraced lots and views. Downtown Pleasant Hill has condos, townhomes, and apartments around the shops and restaurants.
Buying a home in Pleasant Hill works a little differently in each, from association documents downtown to sloped lots in Reliez Valley. Neighborhood edges vary from one source to the next.
A Short History of Pleasant Hill
The Bay Miwok people lived in this valley long before Spanish colonization. By the 1890s, the area around Pleasant Hill was a farming community of about 19 farms, connected by adobe trails that couldn't be traveled in winter. Among the early settlers were Patrick and Mary Ann Rodgers, who bought 149 acres in 1868 to grow wheat; their ranch survives today as the Rodgers Ranch Heritage Center. The Southern Pacific ran a rail line through the valley in 1891, and an electric railroad to the Sacramento Valley followed in 1911.
What makes Pleasant Hill's story unusual is that its parks came before the city. In 1949, a group of parents and the local grammar school principal formed a recreation council to organize activities, and on January 19, 1951, voters created the Pleasant Hill Recreation & Park District, the first local government agency in the area. The district opened Pleasant Hill Park in the mid-1950s and its pool complex in June 1956. The farmland kept filling in with homes, a post office arrived in 1948, and in November 1961 voters incorporated Pleasant Hill as a city, ten years after they created its park district. City Hall, designed by architect Charles Moore to echo the city's farming history, opened in 1991, and Downtown Pleasant Hill opened in July 2000.
Pleasant Hill Housing Market & Home Types
Pleasant Hill's housing is mostly mid-century single-family homes, ranch and split-level designs from the 1950s and 1960s, many on generous lots and many expanded over the years. Condos, townhomes, and apartment buildings are concentrated near downtown and along the main roads, and the hills on the west side have larger, newer homes on sloped lots.
Prices and days on market change often enough that I update these numbers every month. In September 2026, single-family homes in Pleasant Hill sold at a median price of $1,215,000, after a median of 11 days on the market (22 homes sold; source: Bridge MLS). Townhouses and condos sold at a median price of $548,000, after a median of 9 days on the market (11 sold). Pleasant Hill is very neighborhood based, so check the neighborhood pages for more specific numbers for the neighborhoods you're interested in. How Tanja Odzak Serves Pleasant Hill
I'm a REALTOR® with eXp Realty, and my specialty is reading a home's condition before an inspector does. In a city where most homes are sixty or seventy years old, that means the electrical panel, the plumbing, the roof, the foundation, and whether the family room added in 1978 was ever permitted.
Pleasant Hill runs on Contra Costa County's rules, with one City form of its own. The transfer tax is the county's alone. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended. The City does require a short weatherization disclosure at sale, and a few homes on the city's west edge are in a High fire hazard zone. I walk through each step on the selling your home in Pleasant Hill page.

Schools in Pleasant Hill
There are multiple ways to rate schools, so no ratings are included here. For more information, refer to the Mt. Diablo Unified School District. Always check the district's school boundary map and call the district to confirm a home is inside the boundary for the school you want. Boundaries can change, so double-checking is important if a particular school matters to your search.

Frequently Asked Questions
Houses in Pleasant Hill seem to sell for way over asking price! Why is that?
Pleasant Hill often follows the same pricing custom as much of the East Bay. Many single-family homes are listed below the price they are expected to reach, to bring in more buyers and more offers. It does not happen with every home, but a low list price is often a strategy rather than the real number.
Is the asking price on a Pleasant Hill home the real price?
Often not. The asking price is there to draw attention. What matters is what similar Pleasant Hill homes, of the same era and size, have actually sold for recently. I go through those sales with you before you write an offer.
What makes selling in Pleasant Hill different from Oakland or Berkeley?
Pleasant Hill is in Contra Costa County, so the only transfer tax is the county's. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended. The City has one form of its own, a time-of-sale weatherization disclosure, and a few homes on the west edge are in a High fire hazard zone, which adds a routine defensible space inspection.
Is the Pleasant Hill BART station in Pleasant Hill?
Not quite. The Pleasant Hill/Contra Costa Centre station sits just outside the city limits, in the unincorporated Contra Costa Centre area east of Interstate 680. It is a short drive from most of Pleasant Hill.
Who runs the parks in Pleasant Hill?
The Pleasant Hill Recreation & Park District, a separate public agency voters created in 1951, ten years before the city itself. It runs the parks, pools, and recreation programs, and its area is somewhat larger than the city's.
Which Pleasant Hill neighborhoods do you work?
All of Pleasant Hill, including Poets Corner, Reliez Valley, Valhalla, College Park, Gregory Gardens, Grayson Creek, the Pleasant Hill neighborhood, Boyd, Strandwood-Linda Lane, and Downtown Pleasant Hill. My specialty is reading a home's condition and pricing it on real comparable sales, and that works across every part of the city.
What youth sports are there in Pleasant Hill?
Baseball and softball through the Pleasant Hill Baseball Association, founded in 1958, AYSO soccer through the Pleasant Hill Martinez Soccer Association, and swimming with the park district's PH Dolfins and the summer teams at private swim clubs. Registration dates vary by club, so check each one's site.
