Few sales, weak data. College Park had only 8 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in College Park, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. Living in College Park

What it is like on the ground in College Park: getting around, errands, nature and schools, from Local Logic.

How did College Park get its name?

From its high school. College Park High School opened on Viking Drive in 1960, as Pleasant Hill grew and the one existing high school filled up, and the neighborhood around it took the school's name. The school's own name came from its neighbor: Diablo Valley College, the public community college next door on Golf Club Road, which opened in 1949.

College Park High School is a public high school in the Mt. Diablo Unified School District. Right beside it on Viking Drive is Valley View Middle School, a public middle school for grades 6 through 8, also in Mt. Diablo Unified. With the two schools side by side and the college just north, this corner of Pleasant Hill is where much of the city's school life happens. The Pleasant Hill page lists the public and private schools across the city.

What kind of homes are in College Park?

Mostly mid-century single-family homes, built from the 1950s through the 1970s, on streets that curve around old oaks. Ranch houses are the most common, with split-levels and some homes in other styles mixed in, and many have been remodeled or expanded over the years. Apartments and condos sit closer to Golf Club Road and the main roads, including along Chilpancingo Parkway.

What should you look for in a College Park home? Homes from the 1950s through the 1970s are old enough that the basics deserve a close look. Check the electrical panel and wiring, the plumbing, the roof, and the foundation, and look at how close large oaks and their roots sit to the house. Native oaks and other native trees of a certain size need a City permit to remove, which matters if you plan to add on. Ask about past additions and whether they had permits. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended.

Are there swim clubs near College Park?

No private swim club is based in College Park, but several are in the city. Private clubs include Pleasant Hill Aquatics on Boyd Road, member-owned since 1954 and home of the Penguins swim team, and the Buena Vista Swim Club on Cortsen Road, founded in 1962, with a family-size pool and a baby pool. The park district's public Aquatic Park on Gregory Lane is home of the PH Dolfins summer swim team. Each club has its own membership and fee, and joining is optional.

What else is nearby?

Chilpancingo Park, off Golf Club Road, is a small, natural park district park among redwood and oak trees. Paso Nogal Park's trails and dog park are a few minutes west, past Valhalla, and the private Contra Costa Country Club, founded in 1925, has its golf course along Golf Club Road. For young athletes, the Pleasant Hill Baseball Association has run baseball and softball in the city since 1958. Downtown Pleasant Hill, with shops, restaurants, a movie theater, and a Saturday farmers market at City Hall, is a short drive south.

How do you get around from College Park?

College Park is one of the closer Pleasant Hill neighborhoods to Interstate 680, which runs along the city's east side. Highway 24 toward Lafayette, Oakland, and San Francisco is a short drive south, and the Pleasant Hill/Contra Costa Centre BART station is just outside the city.

What should sellers in College Park know?

Pleasant Hill has no extra city transfer tax, only Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended. The City does ask for one form of its own: a time-of-sale weatherization disclosure, a short checklist of energy items like attic insulation, weatherstripping, and an insulated water heater, which the buyer returns to the City after closing. Most of Pleasant Hill is not in a state fire hazard severity zone, but it is worth checking the address. My Pleasant Hill home selling page explains the steps.
