These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Gregory Gardens, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. Living in Gregory Gardens
What it is like on the ground in Gregory Gardens: getting around, errands, nature and schools, from Local Logic.
How did Gregory Gardens begin?
Pleasant Hill was still farmland at the end of World War II. The area had about 19 farms by the 1890s and didn't get its own post office until 1948. Then the postwar housing boom arrived, and Gregory Gardens was one of the big tracts that followed, with homes built quickly from about 1949 into the early 1950s, many for returning veterans.
The tract went up in phases, and more than a thousand homes were built, a big development for its time. It came before the city itself: Pleasant Hill didn't incorporate until 1961, a decade after most of Gregory Gardens was finished.
Why do the streets have first names?
Look at a map and you'll find Mary Drive, Lucille Lane, Maureen Lane, Ruth Drive, Cynthia Drive, Doris Drive, Helen Road, Alvina Drive, Ardith Drive, and Elinora Drive. The story told locally is that the developers named the streets for their wives and daughters. No record we found confirms it, but the names are a real part of the neighborhood's character.
What kind of homes are in Gregory Gardens?
Mid-century ranch homes, almost all single-story, with low rooflines and attached garages, on lots that mostly run from about 6,000 to 10,000 square feet. The original homes were modest, many with two or three bedrooms and one bathroom, built on concrete slabs. Over the decades most have been remodeled or expanded, with added bathrooms, family rooms, and opened-up kitchens, so two homes that started out identical can be very different today.
What should you look for in a Gregory Gardens home? Homes from around 1950 are old enough that the basics deserve a close look. Check the electrical panel and wiring, the plumbing, the roof, and any additions, and ask whether the additions had permits. Postwar tract homes were often built with little insulation, so the City's weatherization disclosure is worth reading closely here. Large native trees may need a City permit to remove. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended.
What schools are in Gregory Gardens?
Gregory Gardens Elementary School, on Corritone Court, is the neighborhood's own school and shares its name. It is a public elementary school for kindergarten through grade 5 in the Mt. Diablo Unified School District. Strandwood Elementary is a short drive southwest on Gladys Drive, and College Park High School and Valley View Middle School are a few minutes north on Viking Drive. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Pleasant Hill page lists the public and private schools across the city.
Are there swim clubs near Gregory Gardens?
Several private swim clubs are close. The Pleasant Hill Recreation & Park District's Aquatic Park on Gregory Lane is a public pool complex and home of the PH Dolfins, the district's summer swim team since 1964. Private clubs in the city include the Buena Vista Swim Club on Cortsen Road, founded in 1962, and Pleasant Hill Aquatics on Boyd Road, member-owned since 1954 and home of the Penguins swim team. Each club has its own membership and fee, and joining is optional.
What else is nearby?
Pleasant Hill Park, the park district's central park, has sports fields, picnic areas, and the Aquatic Park, and the Pleasant Hill Baseball Association, running baseball and softball in the city since 1958, plays games there. Las Juntas Open Space, a park district open space, sits on Lucille Lane. Downtown Pleasant Hill, with shops, restaurants, a movie theater, and a Saturday farmers market at City Hall, is a short drive south, and the Iron Horse Regional Trail passes through the city for running and biking.
How do you get around from Gregory Gardens?
Interstate 680 runs along Pleasant Hill's east side, a few minutes away, and Highway 24 toward Lafayette, Oakland, and San Francisco is a short drive south. The Pleasant Hill/Contra Costa Centre BART station is just outside the city.
What should sellers in Gregory Gardens know?
Pleasant Hill has no extra city transfer tax, only Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended. The City does ask for one form of its own: a time-of-sale weatherization disclosure, a short checklist of energy items like attic insulation, weatherstripping, and an insulated water heater, which the buyer returns to the City after closing. Most of Pleasant Hill is not in a state fire hazard severity zone, but it is worth checking the address. In a neighborhood of similar homes, the right comparable sales matter most: a remodeled ranch and an original one sell very differently. My Pleasant Hill home selling page explains the steps.
What draws buyers to Gregory Gardens?
Buyers who look at Gregory Gardens are usually drawn to single-story ranch homes with yards, room to remodel or add on, the neighborhood's long history, and the quick trip to downtown, the parks on Gregory Lane, and Interstate 680.
Why do homeowners sell in Gregory Gardens?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
