Grayson Creek Single Family Home Prices
Sales through September 30, 2026
Few sales, weak data. Grayson Creek had only 15 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Grayson Creek, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Grayson Creek. Want the numbers for your street? Ask Tanja.

Living in Grayson Creek
What it is like on the ground in Grayson Creek: getting around, errands, nature and schools, from Local Logic.
Where does Grayson Creek come from?
The creek starts in the hills of Briones Regional Park and flows northeast for about 7.4 miles, through Pleasant Hill and Pacheco, into Pacheco Slough and on to Suisun Bay. It has three forks, and the middle fork also runs through Pleasant Hill.
The creek has a local story of its own. In 1984, a proposal would have lined long stretches of it with concrete for flood control. Residents pushed back and organized for a more natural approach, one that kept room for wildlife habitat and recreation. That idea still shapes how the creek is managed today: the county, the City, and the Army Corps of Engineers have studied ways to improve flood protection while restoring the creek's natural banks, and volunteers hold regular cleanups and native planting days along it.
What kind of homes are in Grayson Creek?
Mostly single-family homes, largely mid-century ranch houses with some split-levels and later homes, on streets that feel greener and more open than the tighter tract grids elsewhere in the city. Some lots back onto or sit near the creek corridor, and the land rises gently toward the hills on the western edge.
What should you look for in a Grayson Creek home? Mid-century homes are old enough that the basics deserve a close look: the electrical panel, the plumbing, the roof, and the foundation. For a home near the creek, check the flood zone on the natural hazard disclosure, ask about drainage and any history of water in the yard or crawl space, and look at the condition of the creek bank if the lot borders it. Native oaks and other native trees of a certain size need a City permit to remove. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended.
What schools are near Grayson Creek?
Grayson Creek has no school inside it, but several are a short drive away. Valhalla Elementary School is to the northeast on Kiki Drive, and Strandwood Elementary School is to the southeast on Gladys Drive, both public schools for kindergarten through grade 5. College Park High School and Valley View Middle School sit side by side on Viking Drive. All are in the Mt. Diablo Unified School District. Pleasant Hill Adventist Academy, a private school for kindergarten through grade 12, is to the south on Grayson Road. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Pleasant Hill page lists the public and private schools across the city.
Are there swim clubs near Grayson Creek?
Several private swim clubs are close. The Buena Vista Swim Club on Cortsen Road, founded in 1962, has a family-size pool and a baby pool, and Pleasant Hill Aquatics on Boyd Road has been member-owned since 1954 and is home of the Penguins swim team. The Pleasant Hill Recreation & Park District's public Aquatic Park on Gregory Lane is home of the PH Dolfins summer swim team. Each club has its own membership and fee, and joining is optional.
What else is nearby?
The Contra Costa Canal Trail, a flat, paved 13.5-mile regional trail for walkers, runners, and cyclists, follows the canal through Pleasant Hill between Martinez and Concord and connects to Las Juntas Open Space and, by a short connector, the Pleasant Hill BART station. Shannon Hills Park and Rodgers-Smith Park are park district parks on the city's west side, and Paso Nogal Park's trails are a few minutes northeast. For young athletes, the Pleasant Hill Baseball Association has run baseball and softball in the city since 1958. Downtown Pleasant Hill is a short drive southeast.
How do you get around from Grayson Creek?
Pleasant Hill Road and Taylor Boulevard lead south toward Highway 24, Lafayette, and Oakland, and north to Martinez and Highway 4. Interstate 680 is a few minutes east, and the Pleasant Hill/Contra Costa Centre BART station is just outside the city.
What should sellers in Grayson Creek know?
Pleasant Hill has no extra city transfer tax, only Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended. The City does ask for one form of its own: a time-of-sale weatherization disclosure, a short checklist of energy items like attic insulation, weatherstripping, and an insulated water heater, which the buyer returns to the City after closing. Most of Pleasant Hill is not in a state fire hazard severity zone, but it is worth checking the address; a home in the small High zone on the city's west edge adds a routine defensible space inspection. For a home near the creek, the natural hazard disclosure will show whether it is in a flood zone. My Pleasant Hill home selling page explains the steps.
What draws buyers to Grayson Creek?
Buyers who look at Grayson Creek are usually drawn to its single-family homes, the green, open feel of the creek corridor, the Contra Costa Canal Trail close by, and the quick drive to the hills, Martinez, and Interstate 680.
Why do homeowners sell in Grayson Creek?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
