Boyd Single Family Home Prices
Sales through September 30, 2026
Few sales, weak data. Boyd had only 14 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Boyd, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Boyd. What is the Soldiers Memorial Monument?
At the corner of Boyd Road and Contra Costa Boulevard stands one of Pleasant Hill's oldest landmarks, a 45-foot concrete tower honoring Contra Costa County's soldiers of World War I. San Francisco sculptor Ralph Stackpole designed it, working with Ward Montague, and it was dedicated on December 11, 1927, at a crossroads a few blocks south. Monument Boulevard takes its name from it.
In 1954, when a new freeway was coming through, the 150-ton monument was moved rather than torn down, shifted north to its current spot at Boyd Road. It was later rededicated to include veterans of World War II and the Korean War. The monument is older than the city itself by more than thirty years.
What kind of homes are in Boyd?
Mostly single-family homes, a mix of older traditional houses and a few newer, contemporary builds, on streets off Boyd Road that don't carry through-traffic. Many of the older homes date from the city's mid-century growth and have been remodeled or expanded over the years, so homes on the same street can differ a lot in size and finish.
What should you look for in a Boyd home? Homes from the mid-century are old enough that the basics deserve a close look: the electrical panel and wiring, the plumbing, the roof, and the foundation. Ask about past additions and whether they had permits, and on a newer build, ask for the permit history and warranties. Native oaks and other native trees of a certain size need a City permit to remove. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended.
What schools are in Boyd?
Sequoia Elementary School and Sequoia Middle School sit side by side on Boyd Road, the elementary school for kindergarten through grade 5 and the middle school for grades 6 through 8. Both are public schools in the Mt. Diablo Unified School District. Fair Oaks Elementary School is a short drive east on Lisa Lane, and Pleasant Hill Middle School is just south on Santa Barbara Road. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Pleasant Hill page lists the public and private schools across the city.
Is there a swim club in Boyd?
Yes. Pleasant Hill Aquatics, on Boyd Road, is a private swim club that has been part of the neighborhood since 1954. It is member-owned: buying a membership makes you a part owner of the pool and the property. The pool is open from spring into fall, and the club is home of the Penguins and Emperor Penguins swim teams for young swimmers. Membership is optional and has its own fee.
What else is nearby?
Downtown Pleasant Hill, with shops, restaurants, a movie theater, City Hall's lake and lawn, and a Saturday farmers market, is just north. The Contra Costa Canal Trail, a flat, paved regional trail, passes near the west end of Boyd Road, and Pleasant Oaks Park, the home field of the Pleasant Hill Baseball Association, which has run baseball and softball in the city since 1958, is a short drive south. The Buena Vista Swim Club on Cortsen Road is another private club a few minutes west.
How do you get around from Boyd?
Boyd is one of the closest neighborhoods to Interstate 680, which runs just east of Contra Costa Boulevard. The Pleasant Hill/Contra Costa Centre BART station is about a mile away, just outside the city, and Highway 24 toward Lafayette, Oakland, and San Francisco is a few minutes south.
What should sellers in Boyd know?
Pleasant Hill has no extra city transfer tax, only Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended. The City does ask for one form of its own: a time-of-sale weatherization disclosure, a short checklist of energy items like attic insulation, weatherstripping, and an insulated water heater, which the buyer returns to the City after closing. Most of Pleasant Hill is not in a state fire hazard severity zone, but it is worth checking the address. My Pleasant Hill home selling page explains the steps.
What draws buyers to Boyd?
Buyers who look at Boyd are usually drawn to its single-family homes close to downtown, the Sequoia schools on Boyd Road, Pleasant Hill Aquatics down the street, and how quickly they can reach Interstate 680 and BART.
Why do homeowners sell in Boyd?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
