Valhalla Single Family Home Prices
Sales through September 30, 2026
Few sales, weak data. Valhalla had only 10 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Valhalla, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Valhalla. Want the numbers for your street? Ask Tanja.

Living in Valhalla
What it is like on the ground in Valhalla: getting around, errands, nature and schools, from Local Logic.
Why is it called Valhalla?
In Norse mythology, Valhalla is the great hall of the god Odin, and the neighborhood's streets follow the theme: Odin Drive, Freya Way, Hodur Court, Norse Drive, and Viking Drive. The name and the streets make Valhalla one of the easiest Pleasant Hill neighborhoods to spot on a map.
What kind of homes are in Valhalla?
Mostly single-family homes built in the 1960s and 1970s, a little later than the postwar tracts farther south. There are single-story ranch houses and split-levels, which show up where the lots slope, and many homes have three or four bedrooms. Over the years some older homes have been expanded and a few replaced with larger new ones, so the neighborhood mixes original mid-century houses with newer, bigger homes.
What should you look for in a Valhalla home? Homes from the 1960s and 1970s are old enough that the basics deserve a close look. Check the electrical panel, the plumbing, the roof, and the heating and cooling system. On a split-level or a sloped lot, look at drainage, retaining walls, and the foundation. Ask about past additions and whether they had permits, and note that native oaks and other native trees of a certain size need a City permit to remove. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended.
What schools are in Valhalla?
Valhalla Elementary School, on Kiki Drive, is the neighborhood's own school and shares its name. It is a public elementary school for kindergarten through grade 5 in the Mt. Diablo Unified School District. College Park High School and Valley View Middle School sit side by side just east on Viking Drive, in neighboring College Park. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Pleasant Hill page lists the public and private schools across the city.
What is Paso Nogal Park?
Paso Nogal Park is the neighborhood's backyard: a park district open space with about 63 acres of hiking trails and a 2.5-acre fenced dog park. The trails climb into open hills with views across the valley, and it is one of the larger open spaces in Pleasant Hill.
What is the Contra Costa Country Club?
A private golf club on Golf Club Road with one of the oldest histories in the area. Nine businessmen from around the county incorporated it in January 1925 on farmland in Pleasant Hill, decades before the city existed, and the Irish-born designer A. Vernon Macan laid out the course. The back nine opened on July 4, 1950, and the club became part of the City of Pleasant Hill in 1997. Membership is private.
Are there swim clubs near Valhalla?
Several private swim clubs are close. Pleasant Hill Aquatics on Boyd Road has been member-owned since 1954 and is home of the Penguins swim team, and the Buena Vista Swim Club on Cortsen Road, founded in 1962, has a family-size pool and a baby pool. The park district's public Aquatic Park on Gregory Lane is home of the PH Dolfins summer swim team. Each club has its own membership and fee, and joining is optional.
What else is nearby?
Diablo Valley College, a public community college that opened in 1949, sits on rolling land on Golf Club Road. For young athletes, the Pleasant Hill Baseball Association has run baseball and softball in the city since 1958. Downtown Pleasant Hill, with shops, restaurants, a movie theater, and a Saturday farmers market at City Hall, is a short drive south, and Martinez is a few minutes north.
How do you get around from Valhalla?
Interstate 680 runs along Pleasant Hill's east side, a few minutes away, and Highway 4 toward Martinez and Concord is a short drive north. The Pleasant Hill/Contra Costa Centre BART station is just outside the city to the south.
What should sellers in Valhalla know?
Pleasant Hill has no extra city transfer tax, only Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Pleasant Hill, however a sewer lateral inspection is recommended. The City does ask for one form of its own: a time-of-sale weatherization disclosure, a short checklist of energy items like attic insulation, weatherstripping, and an insulated water heater, which the buyer returns to the City after closing. Most of Pleasant Hill is not in a state fire hazard severity zone, but it is worth checking the address; a home in the small High zone on the city's west edge adds a routine defensible space inspection. My Pleasant Hill home selling page explains the steps.
What draws buyers to Valhalla?
Buyers who look at Valhalla are usually drawn to its 1960s and 1970s homes, larger than the city's earliest tracts, the trails of Paso Nogal Park close by, the golf course and open land around the neighborhood, and the easy drive to Interstate 680.
Why do homeowners sell in Valhalla?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.

What is Valhalla?
Tanja Odzak is a Top East Bay Realtor with eXp Realty, helping buyers and sellers in Pleasant Hill and across the East Bay. Valhalla is a residential neighborhood in the north of Pleasant Hill, known for its Norse street names, Valhalla Elementary School, its 1960s and 1970s single-family homes, and its open space: Paso Nogal Park's trails on one side and the Contra Costa Country Club's golf course nearby. The MLS has no single area name for Valhalla, so in the home prices below, Valhalla means the homes inside the Valhalla boundary we use for our own home search.
