Living in Alameda

Alameda is an island city in the middle of the Bay, connected to Oakland by a handful of bridges and tubes, with San Francisco visible right across the water. Each pocket, from the Gold Coast's rows of Victorians to Bay Farm Island's newer streets, has its own housing stock and its own pace.

That range is exactly why Alameda suits such a wide mix of buyers and sellers: first-time buyers drawn to a postwar bungalow, families wanting more room near the shoreline, and longtime owners wondering what decades of Alameda appreciation have done to their home's value. I bring the same close, honest read on an older home's real condition to Alameda that I bring to every East Bay city I work.

Alameda Neighborhoods & Communities

The Gold Coast, on the south-central part of the island, between Central and Encinal Avenues on the north, Grand Street on the east, the Alameda Lagoon on the south, and Caroline Street on the west, is known for its rows of well-preserved Victorians on wide, tree-lined streets, some of the East Bay's finest examples of the style.

Fernside sits inland from the Gold Coast, a residential pocket of comfortable older homes on a grid of tidy streets.

South Shore, also called Shoreline, was built on filled Bay land in the late 1950s and 1960s as tract housing and apartment complexes, so its homes are newer than the island's Victorian streets; lagoons mark its northern side, Crown Memorial State Beach runs along its southern edge, and South Shore Center, Alameda's only large shopping mall, is close at hand. The East End, east of Park Street, is where Alameda began in 1853, and its streets hold some of the island's oldest homes, from Italianate and Queen Anne to Colonial Revival and Arts and Crafts bungalows, with Lincoln Park and three bridges to Oakland nearby.

West End, near the Posey Tube and Webster Street, and Bay Farm Island, across the estuary and connected by its own bridge, round out the island's range. Buying a home in Alameda looks different in each of these, and Marina Village and Alameda Point, the former naval base now being redeveloped, are part of the picture too.

A Short History of Alameda

The Ohlone people lived here for thousands of years and left shell mounds across the peninsula, some as tall as 14 feet. Spanish colonists called it "Encinal" for its oak groves, and it became part of Luis María Peralta's Rancho San Antonio. The town was founded on June 6, 1853, took the name Alameda, Spanish for a tree-lined avenue, by popular vote that year, and incorporated on April 19, 1854.

Railroads and ferries made Alameda a suburb of San Francisco. On September 6, 1869, the first transcontinental railroad train arrived at the Alameda Terminal, and the rail and ferry lines that followed brought a building boom. Alameda has about 3,000 Victorian-era homes today, most built in the late 1800s and early 1900s. Alameda was still a peninsula then. A tidal canal dug along its Oakland side, begun in 1874 and finished in 1902, is what made it an island.

In the twentieth century, Neptune Beach drew crowds to the south shore from 1917 to 1939, and the Navy commissioned Naval Air Station Alameda on the west end on November 1, 1940. The base closed in April 1997, and its land is now Alameda Point, where much of the island's newest housing is being built.

Alameda Housing Market & Home Types

Alameda's housing stock is known for its Victorians and Craftsman-era homes, many of them well-preserved, especially on the Gold Coast and near downtown, along with postwar bungalows further from the water and condos and townhomes around Alameda Point. That mix of eras means the right price and the right due diligence look very different depending on which part of the island a home is in, and it's exactly the kind of home I specialize in reading.

Median price, days on market, and inventory levels change often enough that I update these numbers every month. In September 2026, single-family homes in Alameda sold at a median price of $1,437,500, after a median of 12 days on the market (22 homes sold; source: Bridge MLS). Townhouses and condos sold at a median price of $833,500, after a median of 38 days on the market (14 sold). Alameda is very neighborhood based, so check the neighborhood pages for more specific numbers for the neighborhoods you're interested in. Ask, and I'll pull a fresh one for the specific street you're looking at, or see what your Alameda home is worth right now.

How Tanja Odzak Serves Alameda

I'm a REALTOR® with eXp Realty, and my specialty travels with me across every East Bay city I work: reading an older home's real condition, foundation, drainage, an addition done well or badly, before an inspector ever sets foot in it. Alameda's housing stock is full of well-preserved Victorians and Craftsman-era homes, especially near downtown, which is exactly the kind of home I specialize in.

That age brings real character, but it also means original systems and additions that need a careful, honest look before you write an offer. Whether you're drawn to a century-old Victorian on the Gold Coast or a newer build near the water on Bay Farm Island, I'll walk you through the real number, the same straight-comps approach I bring to every East Bay sale.

Schools in Alameda

There are multiple ways to rate schools, so no ratings are included here. For more information, refer to the Alameda Unified School District. Always check the district's school boundary map and call the district to confirm a home is inside the boundary for the school you want. Boundaries can change, so double-checking is important if a particular school matters to your search.

Neighborhood Tour & Local Lifestyle

Alameda's shoreline is central to daily life here regardless of which pocket you land in: Crown Memorial State Beach runs along the city's western edge, Crab Cove anchors its north end as a marine reserve, and the island's flat streets make it one of the most bike-friendly cities in the East Bay.

Getting around means crossing a bridge or a tube, since Alameda is an island, and that geography gives it a genuinely different feel from the rest of the East Bay: a real sense of separation from the freeway traffic just a few minutes away. A historic downtown along Park and Webster Streets keeps plenty of errands close to home.

On the island, club sports run all year. The Alameda Soccer Club, a volunteer nonprofit, fields more than 100 teams for players from about 4 to 19, and Alameda Little League, founded in 1989, runs baseball and softball. The Alameda Gators, a year-round USA Swimming team founded in 1979, train at the city's pools, including the Emma Hood Swim Center. And because Alameda is an island, sailing is a youth sport here too: the Encinal Yacht Club's junior sailing program starts at age 8 and is open to members and non-members alike.

Frequently Asked Questions

What's it like buying an older home on the Alameda Gold Coast?

A lot of the Gold Coast's Victorians and Craftsman-era homes are original from before 1906, so foundation, wiring, and drainage issues come up often. I bring the same close, honest read on a property's real condition to Alameda that I bring to every East Bay home I look at.

Houses in Alameda seem to go for way over asking price! Why is that?

That's the same custom you'll see across most of the East Bay, including Alameda. Homes get listed under what they're actually expected to sell for, on purpose, so buyers see room to compete and the price gets bid up from there. There are exceptions, and it can shift depending on how long a home sits on the market, but the majority of the time, that underpricing is intentional.

Can I write my offer at the asking price? Is the asking price real?

Because of that same auction-style pricing, the asking price on an Alameda home usually isn't the real number, and it's not something a seller can be expected to accept. That's exactly why it matters to work with a Realtor who knows how this market actually prices homes, someone who can walk you through the comparable sales and tell you what a home is really likely to sell for. The list price is a strategy to drive interest, not a starting point.

What are 2 things I need to know about the Alameda market?

First, Alameda is an island, and that geography alone shapes value: homes near the Gold Coast's Victorian core price differently than newer construction on Bay Farm Island, even though they relate to each other. Second, this market runs on the same auction-style pricing you'll see across most of the East Bay, and there's no fixed percentage for how underpriced a home is. Having a Realtor who understands this market isn't optional, it's what keeps you from guessing.

Which Alameda neighborhoods do you work?

I work Alameda the same way I work the rest of the East Bay: the Gold Coast, Fernside, South Shore, West End, East End, and Bay Farm Island, among others. My specialty is reading an older home's real condition and negotiating on real comparable sales, and that travels with me street to street.

Is now a good time to sell in Alameda?

That depends on your specific street and situation, and I'd rather give you a real, current answer than a number on this page that's gone stale. Ask, and I'll pull fresh comps for your address.

What youth sports are there in Alameda?

Soccer, baseball, swimming, and sailing lead the list. The Alameda Soccer Club fields more than 100 teams, Alameda Little League has run baseball and softball since 1989, the Alameda Gators swim year-round, and the Encinal Yacht Club teaches junior sailing from age 8. Registration dates vary by club, so check each one's site.
