Alameda's Gold Coast: Victorian, Colonial Revival, and Craftsman luxury homes near the Bay, around Franklin Park and Grand Street. A guide from Tanja Odzak.

Where is the Gold Coast?

Alameda has no official neighborhood map, so descriptions vary. Today the Gold Coast is usually placed on the south-central part of the island, between Central and Encinal Avenues on the north, Grand Street on the east, the Alameda Lagoon on the south, and Caroline Street on the west. An 1888 view of the area that grew into today's Gold Coast shows it running from Weber Street on the west to Grand Street on the east, with Central Avenue to the north and San Francisco Bay to the south. The blocks just east of Grand Street are sometimes called the Bronze Coast.

Sales through September 30, 2026

Few sales, weak data. Gold Coast had only 24 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Gold Coast, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Gold Coast. Want the numbers for your street? Ask Tanja.

Living in Gold Coast

What it is like on the ground in Gold Coast: getting around, errands, nature and schools, from Local Logic.

How did the Gold Coast get its name?

The area grew from small 19th-century tracts with their own names, among them Teutonia Park Homestead, King Street Opening, Oak Park, and Encinal Park. Tracts such as Teutonia Park Homestead and King Street Opening lost their identities when the real estate community invented the name Gold Coast.

How did the Gold Coast develop?

Local historian Woody Minor describes three waves of building. The first began in the 1860s, when Charles Baum built a home on what is now Franklin Park; trains first reached Alameda in 1864, and a second line along Central Avenue followed in 1878. Serious residential building began in the late 1870s and early 1880s, with half a dozen mansions on Grand Street and others along the shoreline bluffs.

The second wave, from about 1890 to about 1910, is the neighborhood's "classic" period. It followed the arrival of the Alameda, Oakland & Piedmont electric streetcar in 1892, and it gave the Gold Coast much of its character: Queen Anne, Colonial Revival, and Craftsman homes. The homebuilding team of Felix Marcuse and Julius Remmel built homes here in this era.

The third wave came in the 1920s, with bungalows and revival styles: Tudor Revival, Mediterranean Revival, and Spanish Colonial homes with white walls and red tile roofs.

What is Franklin Park?

Franklin Park, on San Antonio Avenue, is the neighborhood's park, created by the City in the early 1920s. Part of it was once the one-acre home site of Charles and Eliza Baum; after Eliza's death in 1919, the family sold the property to the City, which cleared the Baum home and two others to make the park. Today the park has two playgrounds, a swimming pool, ball fields, basketball and tennis courts, a recreation center, and picnic areas.

Who were the Gold Coast's early builders?

The street names carry some of the story. Caroline Street is named for Caroline Chipman Dwinelle, widow of William Worthington Chipman, one of Alameda's founders, and the Chipman family helped build homes on the streets around it. Teutonia Park Homestead, centered on today's Hawthorne Street, began in the 1870s when San Francisco wine merchant Jacob Remmel and a group of fellow Germans pooled their money to buy land together.

What kind of homes are on the Gold Coast?

The Gold Coast has many fine historic homes, including Victorian-era and early 20th-century houses on Caroline, Weber, and Hawthorne Streets. Its streets show how Alameda's home styles changed from the late 1800s through the 1920s.

What should you look for in a Gold Coast home? Old homes come with old-home issues, so read the inspection reports closely. Many of Alameda's Victorians still sit on their original brick foundations, so have the foundation looked at carefully. The electrical panel and wiring may not have been updated, or fully updated, and some older homes still have knob and tube wiring. If you're planning a big remodel, check the City's historic rules first: for buildings from before 1942, demolition, or a remodel or second-story addition that removes 30% of the structure's value, needs a Certificate of Approval and a Historical Advisory Board hearing.

What schools are near the Gold Coast?

Franklin Elementary School on San Antonio Avenue and Will C. Wood Middle School on Sandcreek Way are the closest public schools, and Alameda High School is on Central Avenue. St. Joseph Notre Dame High School, a private school for grades 8 through 12, is on Chestnut Street. All of Alameda's public schools are part of the Alameda Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Alameda page lists the public and private schools across the city.

What is nearby?

Crown Memorial State Beach, along the island's south shore, is close by, with the Crab Cove Visitor Center at the beach's north end. Downtown Alameda's Park Street district lies to the east, and Webster Street's shops and restaurants are to the west.

How do you get around from the Gold Coast?

Alameda's flat streets make biking easy, and the island's speed limit is 25 miles per hour on almost every road. The Posey and Webster Street Tubes lead into Oakland's Chinatown, AC Transit buses connect to Oakland, Berkeley, and San Francisco, and the ferries on the island's west end run to San Francisco.

What should sellers on the Gold Coast know?

Alameda is in the East Bay regional private sewer lateral program, and a sale needs a compliance certificate or a time extension certificate from EBMUD before escrow closes. Who takes that on is negotiable between the seller and the buyer. My Alameda home selling page has the details.

What draws buyers to the Gold Coast?

Buyers who look at the Gold Coast are usually after a historic luxury home with architectural detail, Franklin Park close by, the beach and the Bay just to the south, and downtown within easy reach.

Why do homeowners sell on the Gold Coast?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
