Few sales, weak data. South Shore had only 10 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in South Shore, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under South Shore. Want the numbers for your street? Ask Tanja.

Living in South Shore

What it is like on the ground in South Shore: getting around, errands, nature and schools, from Local Logic.

How was South Shore built?

Most of South Shore sits on landfill. In the late 1950s, the Utah Construction Company began filling the Bay beyond the old sea wall, and the work continued into the 1960s. The original shoreline became the chain of artificial lagoons that still runs between South Shore and the older streets to the north. The new land was planned in a more suburban style than the rest of the island, with separate areas for homes, apartments, and shopping.

What is Crown Memorial State Beach?

Crown Memorial State Beach runs along the Bay on South Shore's southern edge. It is a state park run by the East Bay Regional Park District in partnership with the State and the City of Alameda. The beach is backed by dunes and a bike trail, swimming is allowed year-round with no lifeguards, and windsurfing, kiteboarding, and kayaking are popular. It is named for Assemblyman Robert W. Crown. Sand has been pumped back onto the beach to restore it, including in 1982 and 2013. In fall and winter, it draws birdwatchers looking for grebes, ducks, and loons.

What is Crab Cove?

Crab Cove sits at the north end of Crown Beach. It is a marine reserve where all plant and animal life is protected, and its visitor center has exhibits on the Bay's marine life and the history of Alameda, including an 800-gallon aquarium and the story of Neptune Beach, the amusement park that once stood there. At the beach's east end, the Elsie Roemer Bird Sanctuary is home to aquatic birds and other salt marsh creatures.

What kind of homes are in South Shore?

South Shore's housing is newer than the older island's. It was built as tract housing and large apartment complexes on the new land, so its homes date from the late 1950s onward rather than the Victorian era.

What should you look for in a South Shore home? As with any Alameda home, check whether it is in FEMA's Special Flood Hazard Area on FEMA's official flood map (the City's Community View map gives an unofficial view). If it is, and your lender is federally regulated or insured, flood insurance is required. For a condo or townhome, read the association documents before you commit. And after 60-plus years, different owners have cared for their homes to different extents, so condition can vary a lot from one house to the next.

What schools are near South Shore?

Will C. Wood Middle School on Sandcreek Way and Alameda High School on Central Avenue are a short drive north, with Franklin Elementary School and Love Elementary School nearby. St. Joseph Notre Dame High School, a private school for grades 8 through 12, is on Chestnut Street. All of Alameda's public schools are part of the Alameda Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Alameda page lists the public and private schools across the city.

What should sellers in South Shore know about the sewer lateral?

Alameda is in the East Bay regional private sewer lateral program, and a sale requires a compliance certificate or a time extension certificate from EBMUD before escrow closes. Depending on the line, it may need repair or replacement. Compliance is negotiable between the seller and the buyer, and either may take on responsibility. If the buyer takes it on, they pay a $4,500 refundable deposit and have about six months to complete the work. My Alameda home selling page covers the rest.

What is South Shore Center?

South Shore Center is Alameda's only large shopping mall, with grocery stores and restaurants.

How do you get around from South Shore?

A bike trail runs along Crown Beach behind the dunes, and Alameda's flat streets make biking easy across town. AC Transit buses connect the island to Oakland, Berkeley, and San Francisco. By car, the Bay Farm Island Bridge leads toward Oakland International Airport, and the tubes and bridges lead to Oakland.

What draws buyers to South Shore?

Buyers who look at South Shore are often drawn to its beachfront location, homes near the lagoons, a large shopping center close at hand, and a style of neighborhood that is newer than the Victorian streets to the north.

Why do homeowners sell in South Shore?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
