Few sales, weak data. Alameda Landing had only 6 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Alameda Landing, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Alameda Landing. Want the numbers for your street? Ask Tanja.

What was here before Alameda Landing?
The land belonged to the Navy's Fleet Industrial Supply Center, which supported the Navy's fleet. The Navy closed the Fleet Industrial Supply Center, along with Naval Air Station Alameda, in 1997 and transferred the land to the City of Alameda's reuse authority. Catellus and the city signed a development agreement in June 2000, and the redevelopment of the northern waterfront was built in phases afterward.
What is there to do at Alameda Landing?

What kind of homes are at Alameda Landing?
Alameda Landing's homes are newer than most of the island's. TRI Pointe Homes built several of its neighborhoods, including Cadence, a group of single-family homes, Linear, urban townhome-style condominiums and flats, and Symmetry, attached townhome-style condominiums. Because the MLS records many of these as condominiums and townhomes, a good share of Alameda Landing's sales are not single-family homes, and the home prices on this page count single-family homes only.
What should you look for in an Alameda Landing home? New construction still deserves a careful look, and for a condo or townhome, read the association documents closely before you commit. As with any Alameda home, check whether it is in FEMA's Special Flood Hazard Area on FEMA's official flood map (the City's Community View map gives an unofficial view). If it is, and your lender is federally regulated or insured, flood insurance is required.
What schools are near Alameda Landing?
Alameda Landing has no school inside it, but Ruby Bridges Elementary School is on Jack London Avenue and Maya Lin Elementary School is on Taylor Avenue. The College of Alameda and the Alameda Science and Technology Institute high school on its campus are on Ralph Appezzato Memorial Parkway. All of Alameda's public schools are part of the Alameda Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Alameda page lists the public and private schools across the city.
How do you get around from Alameda Landing?
The Posey and Webster Street Tubes lead into Oakland's Chinatown, near the Lake Merritt and 12th Street BART stations, and the Oakland Alameda Water Shuttle crosses the estuary to Jack London Square. The Main Street ferry to San Francisco is a short drive west. AC Transit buses connect the island to Oakland, Berkeley, and San Francisco, and Alameda's flat streets make biking easy.
What should sellers in Alameda Landing know?
Alameda is in the East Bay regional private sewer lateral program, and a sale needs a compliance certificate or a time extension certificate from EBMUD before escrow closes. Who takes it on is negotiable between the seller and the buyer. My Alameda home selling page has the details.
What draws buyers to Alameda Landing?
Buyers who look at Alameda Landing are often after a newer home by the water, with shopping close by and a quick trip across the estuary to Oakland.
Why do homeowners sell in Alameda Landing?
