These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in East End, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under East End. Want the numbers for your street? Ask Tanja.

How did Alameda begin in the East End?
When Alameda was founded in 1853, it was made up of three small settlements, and the one called Alameda was a village at Encinal Avenue and High Street, on today's East End. The name, Spanish for a tree-lined avenue or a grove of poplars, was chosen by popular vote that year. Long before that, the area was part of Rancho San Antonio, granted to the Peralta family, and Spanish colonists called the oak-covered land Encinal. When the railroad arrived in 1864, it bypassed the East End and drew growth toward Park Street, so the East End filled in more slowly. In 1872, Alameda's borders expanded to take in the whole island.
What kind of homes are in the East End?
The East End is a living catalog of Alameda's building eras. Only two of the East End's earliest homes survive: one is Greek Revival, standing by the mid-1850s, and the other, a Gothic Revival home, was assembled from prefabricated parts. Italianate and Stick-Eastlake homes followed in the late 1800s, then Queen Anne houses, the style that arrived in the United States after the 1876 Centennial Exposition in Philadelphia. Colonial Revival homes and Arts and Crafts bungalows came in the early 1900s. On Lincoln Avenue, Victorian-era and 20th-century styles stand side by side.
What should you look for in an East End home? Foundations and drainage deserve a close look in any older home, and many of Alameda's Victorians still sit on their original brick foundations. Older layouts often don't fit the way people live now, so picture how the rooms will work for you before you fall for the details. Ask what earthquake retrofit work has been done: the City has voluntary standards for strengthening older wood-frame homes, and a separate, mandatory ordinance for certain soft-story buildings with open storefronts or garages tucked under them. If you're planning a big remodel, check the City's historic rules first: for buildings from before 1942, demolition, or a remodel or second-story addition that removes 30% of the structure's value, needs a Certificate of Approval and a Historical Advisory Board hearing.
What schools are in the East End?
Edison Elementary School is on Buena Vista Avenue and Frank Otis Elementary School is on Fillmore Street. Lincoln Middle School is on Fernside Boulevard, and Alameda High School is on Central Avenue, near Park Street. St. Philip Neri School, a private school for preschool through grade 8, is on High Street. All of Alameda's public schools are part of the Alameda Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Alameda page lists the public and private schools across the city.
What is Lincoln Park?
Lincoln Park, on High Street at Santa Clara Avenue, is one of Alameda's oldest city parks, established in 1908. It has a swimming pool, a recreation center, basketball, pickleball, and bocce courts, an athletic field, a playground, and picnic areas under the trees.
What are the bridges from the East End to Oakland?
Three of Alameda's four bridges to the mainland touch the East End. The Park Street Bridge, a drawbridge built in 1935 as a federal Works Progress Administration project, replaced a swing bridge from 1893. The Miller-Sweeney Bridge carries Fruitvale Avenue traffic across the estuary, and next to it stands an old railroad lift bridge, unused by trains since 2000 and usually left raised. The High Street Bridge is the third. The first Park Street, High Street, and Fruitvale bridges were built by the federal government in exchange for the right to dredge the channel that turned Alameda into an island.
How do you get around from the East End?
The East End's three bridges lead straight to Oakland and Interstate 880, and the Fruitvale BART station is just across the estuary. AC Transit buses run along the main streets, and the island's flat roads and 25 mile per hour speed limit make biking an easy way to get around.
What should sellers in the East End know?
Alameda is in the East Bay regional private sewer lateral program, so a sale needs a compliance certificate or a time extension certificate from EBMUD before escrow closes. Who takes it on is negotiable between the seller and the buyer. My Alameda home selling page covers the details.
What draws buyers to the East End?
Buyers who look at the East End are usually drawn to its older homes and architectural range, Lincoln Park, the downtown shops and restaurants on Park Street, and quick bridge access to Oakland.
Why do homeowners sell in the East End?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
