These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Fernside, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Fernside. Want the numbers for your street? Ask Tanja.

How did Fernside get its name?
Fernside was the name of the estate of Alfred A. Cohen, one of Alameda's early railroad builders. Cohen built the San Francisco and Alameda Railroad in 1864, sold his railroads to the Central Pacific's "Big Four" in 1868, and went on to serve as their attorney. His estate, around what are now Buena Vista and Versailles Avenues, covered more than 100 acres, and its mansion was an Italianate villa of more than 70 rooms, with towers, an entire floor for an art gallery, a bowling alley, and stables.
The mansion burned in the late 1890s. Cohen's widow, Emilie, stayed on the grounds, and after her death in the mid-1920s, the family sold the estate for subdivision. The neighborhood, and Fernside Boulevard, kept the name. Some of the estate's furnishings survive at the Cohen-Bray House across the estuary in Oakland.
How was Fernside developed?
Subdivision began in 1925, led by developer Fred T. Wood and his partner J. J. Mulvany, who planned a group of luxury homes on the old estate land. The main street, Gibbons Drive, was named for Emilie Cohen's family, and Northwood and Southwood cross it. Building the subdivision meant cutting many of the estate's old trees, though a few survivors remain, and a small grassy triangle at Central and Versailles Avenues marks where the subdivision began.
What are Storybook homes?
Fernside's best-known homes went up in the late 1920s and 1930s, when Hollywood-influenced "Storybook" design was at its height; the seven homes on the Alameda Architectural Preservation Society's Fernside home tour date from 1925 to 1936. These houses borrow romantic details from Medieval, Spanish Colonial, and American Colonial styles, the way a movie set might. Fernside holds a concentration of them that is unusual for Alameda.
What kind of homes are in Fernside?
Much of Fernside was built on the old estate land from the mid-1920s on, which makes it newer than the Victorian blocks elsewhere on the East End.
What should you look for in a Fernside home? A home that is close to 100 years old comes with old-home issues, so read the inspection reports carefully. Over the decades, different owners cared for their homes to different extents, so condition can vary a lot from one house to the next on the same street. Ask about past remodels, too, since unpermitted work turns up in older homes, and it's worth knowing what was done with a permit and what wasn't.
What schools are in Fernside?
Lincoln Middle School is on Fernside Boulevard, which shares the neighborhood's name. Frank Otis Elementary School on Fillmore Street and Edison Elementary School on Buena Vista Avenue are close by, and Alameda High School is on Central Avenue. St. Philip Neri School, a private school for preschool through grade 8, is on High Street. All of Alameda's public schools are part of the Alameda Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Alameda page lists the public and private schools across the city.
What is nearby?
Fernside sits close to the rest of the East End, including Lincoln Park on High Street, and downtown Alameda's Park Street district is a short drive or bike ride west. The shoreline of the island's south side, with Crown Memorial State Beach and Crab Cove, is a longer ride across town. Across the High Street and Fruitvale bridges, Oakland's Fruitvale neighborhood is minutes away.
How do you get around from Fernside?
The Fruitvale Avenue and High Street bridges lead from Fernside to Oakland and Interstate 880, and the Fruitvale BART station is just across the estuary. AC Transit buses serve the east end of the island, and Alameda's flat streets make biking easy.
What should sellers in Fernside know?
Alameda is in the East Bay regional private sewer lateral program, and a sale needs a compliance certificate or a time extension certificate from EBMUD before escrow closes. Who takes it on is negotiable between the seller and the buyer. My Alameda home selling page explains the steps.
What draws buyers to Fernside?
Buyers who look at Fernside are usually drawn to its Storybook-era architecture, streets laid out on the old Cohen estate, the neighborhood's history as the Cohen estate, and quick bridge access to Oakland.
Why do homeowners sell in Fernside?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
