Few sales, weak data. Marina Village had only 7 condo sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count condos only, because no single-family homes sold in Marina Village in the past 12 months. They are the condos that closed in Marina Village, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. Living in Marina Village

What was here before Marina Village?

Shipbuilding. Training walls built along the estuary kept sandbars from forming, and by 1887 deep-sea vessels were anchoring on the Alameda side. By 1914, shipyards run by Hay and Wright, United Engineering Works, James Dickie, and Barnes and Tibbetts had opened along Alameda's shore. United Engineering Works had started here in 1900, when its owners, Harry Gray and J. R. Christy, bought marshland along the estuary east of the Webster Street Bridge. In 1916, Union Iron Works, a subsidiary of Bethlehem Steel, bought Gray and Christy's shipyard and grew it from about 7 acres to 75. Named the Alameda Works, it could build six large ships at once and became the largest shipbuilding plant on the Pacific Coast. Bethlehem Steel used the land from 1916 to 1948, and the yard was part of the defense buildup that brought workers to Alameda before and during World War II.

What remains of the shipyard?

Very little, but some of it is still there. The shipyard's powerhouse and the World War II shipways, the ramps where ships were built and launched, still stand along the water. The yard's Red Brick Building, listed on the National Register of Historic Places in 1980, was torn down in 1985. Tynan Avenue keeps a piece of the story in its name: it honors Joseph T. Tynan, Bethlehem Steel's shipbuilding general manager.

How was Marina Village developed?

Developers Joseph Seiger and Michael Humphreys built the Marina Village complex on the former shipyard land. They had hoped to reuse the Red Brick Building, but that plan did not go forward, and the building came down in 1985.

What is there to do in Marina Village?

Marina Village Park has paved paths and restrooms, and the shoreline along the estuary looks across the water to Oakland.

What kind of homes are in Marina Village?

Marina Village was built after the shipyard era, so its buildings are far newer than the Victorian blocks elsewhere on the island.

What should you look for in a Marina Village home? Newer construction still deserves a careful inspection. If the home is a condo or townhome, read the association documents closely before you commit. And as with any Alameda home, check whether it is in FEMA's Special Flood Hazard Area on FEMA's official flood map (the City's Community View map gives an unofficial view). If it is, and your lender is federally regulated or insured, flood insurance is required.

What schools are near Marina Village?

Marina Village has no school inside it, but the College of Alameda and the Alameda Science and Technology Institute high school on its campus are close by on Ralph Appezzato Memorial Parkway. Ruby Bridges Elementary School is on Jack London Avenue and Maya Lin Elementary School is on Taylor Avenue. All of Alameda's public schools are part of the Alameda Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Alameda page lists the public and private schools across the city.

How do you get around from Marina Village?

The Posey and Webster Street Tubes lead into Oakland's Chinatown, near the Lake Merritt and 12th Street BART stations. The free Oakland Alameda Water Shuttle runs from nearby Alameda Landing to Jack London Square, and the Main Street ferry to San Francisco is a short drive west. AC Transit buses connect the island to Oakland, Berkeley, and San Francisco, and Alameda's flat streets make biking easy.

What should sellers in Marina Village know?

For a condo, gather the association's resale documents early, since buyers and their lenders review them during escrow. My Alameda home selling page has the details.

What draws buyers to Marina Village?

Buyers who look at Marina Village are often after a newer home by the water, estuary views, and a quick trip through the tubes to Oakland or across the Bay by ferry.

Why do homeowners sell in Marina Village?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
