Luxury Homes in Pleasant Hill
Buying a luxury home in the East Bay: the neighborhoods, the hillside details, and support from first search through closing.
Luxury Homes in Pleasant Hill, What You Get
Pleasant Hill's luxury homes are about space more than spectacle. Most of the city is mid-century single-family neighborhoods, but on its western edge the land rises toward the hills, and that is where the larger, newer homes sit: custom homes on big lots in Reliez Valley, some with views across the hills, and newer, bigger homes that have replaced originals in neighborhoods like Valhalla.
The appeal is room, privacy, and a central location, with Walnut Creek, Lafayette, and the Pleasant Hill/Contra Costa Centre BART station a few minutes away. The work is reading each home on its own, because neighbors here can differ a great deal in age, size, and how they were built. My job is to help you find the right one, read it honestly, and negotiate the purchase, whether you are paying all cash or financing.

Here is where Pleasant Hill's larger homes are, and how they differ.
Reliez Valley is a semi-rural area in the hills on the city's western edge, where Pleasant Hill, Lafayette, and Martinez meet. Its homes sit on large lots, from mid-century ranch houses to newer custom homes, many among oaks on sloped ground, some on private roads with views across the hills, and a few properties approaching an acre. Briones Regional Park's open land is just beyond.
Valhalla, in the north end, has single-family homes from the 1960s and 1970s, with some older homes expanded and a few replaced with larger new ones. Paso Nogal Park's 63 acres of trails rise along one side, and the private Contra Costa Country Club, incorporated in 1925, is nearby. In the Pleasant Hill neighborhood at the city's southwest end, homes near the hills sit on sloped ground close to Dinosaur Hill Park and the Rodgers Ranch Heritage Center.
A custom home on a large Reliez Valley lot and a newer home in Valhalla can cost about the same and ask very different things of you. I tour them with you side by side. The Pleasant Hill page covers the rest of the city.
Stairs, Access, and One-Level Living in Pleasant Hill
Pleasant Hill is one of the easier places in the area to find a home on one level. Much of the city is single-story ranch homes, and many have been remodeled and expanded over the decades, some into larger homes with updated kitchens and added rooms. If one-level living matters to you, the choice is wide.
The hillside homes on the west side are different. In Reliez Valley, a home may sit above or below a private road, with a sloped driveway and stairs to the door, and split-levels show up wherever the lots slope. On any home, ask: how many steps lead to the door, and is there a way in without them? Is there a bedroom and a full bath on the main level? Is there room for a stair lift later? Step-free entries, wider doorways, handrails, good lighting on the path, and a level patio all make a home easier to live in for years.
I count the steps on every home we consider, note where the main-level bedroom and bath are, and film the approach in the video preview, so you know before you visit.
Why Pleasant Hill Luxury Buyers Choose Tanja Odzak
In a city where so many homes started from similar mid-century plans, value follows condition, updates, and the lot. I read those closely: the electrical panel, the plumbing, the roof, the foundation, and whether an addition was ever permitted. I'm a REALTOR® with eXp Realty and a Master Certified Negotiation Expert, a credential under 0.1% of agents nationwide hold. I studied Integrative Biology at UC Berkeley (Bachelor's) and Cell & Developmental Biology at UC Davis (Master's), and so I study the data like a scientist, ask the right questions, and look for patterns.
One Pleasant Hill buyer pointed to my "wealthy knowledge for the area" and "always fast responses to our calls." Another buyer wrote that I "had excellent advice, contacts, and experience with what to look for in properties." That is what a larger, one-of-a-kind home needs.
Concierge-Level Support for Pleasant Hill Luxury Buyers
A larger Pleasant Hill home, especially in the hills, can come with a private road, a septic question, or a county address. I would rather sort that out for you. Here is what it covers, from first search to long after closing.
- Home dossier: before you tour, a briefing on the home: whether the address is inside city limits, sewer or septic, private road maintenance, the fire map, the slope and the stairs, protected trees, and the City's weatherization disclosure.
- Private tours: on your schedule, weekends and weeknights included, with a video preview first that shows the approach from the road, so your time goes to the homes worth seeing.
- Off-market outreach: I ask other agents about homes that have not come to market yet, and I tell you what I hear.
- Deep due diligence: I bring in an inspector who knows mid-century and hillside homes, a structural or geotechnical engineer for sloped lots, a septic inspector where one applies, an arborist for the oaks, a roofer, and a sewer camera. I keep a vetted list for this.
- Through escrow: I coordinate with the seller's side, your lender or advisors, and escrow, and I track every deadline.
- Move-in concierge: utilities, movers, contractors, designers, and landscapers, lined up so the home is ready when you are.
- After closing: I stay available, for repair people, next steps, or a question about the house.
Buying Luxury in Pleasant Hill With Cash, Financing, or Both
Pleasant Hill luxury buyers pay in different ways. Some pay all cash, some finance, and some do both, putting proceeds from the sale of another home toward the purchase. Each one works, and none changes how closely I read the house.
How you pay shapes the offer. Cash gives the seller fewer moving parts, which helps when a well-priced home draws several offers. A financed offer competes well when it is built carefully, with realistic timelines and a responsive lender. I'm a Realtor, not a lender, so I connect you with lenders I trust and keep them in step with escrow.
Pleasant Hill's Rules and What to Check
Pleasant Hill has only a few local steps. The transfer tax is Contra Costa County's documentary transfer tax of $1.10 per $1,000 of the price, and the City's share comes out of that amount. There is no ordinance requiring a sewer lateral certificate, though a sewer lateral inspection is recommended. The City asks for one form: a time-of-sale weatherization disclosure for homes with one to four units, which the buyer returns to the City within 14 days of closing. No upgrades are required.
On the state's 2025 fire map, most of Pleasant Hill is not in a fire hazard zone at all, with one small High zone on the west edge and some Moderate areas in the northwest. In a High zone, the seller provides documentation of a defensible space inspection, which Contra Costa County Fire handles. For a home near a creek, such as in Grayson Creek, check the flood zone on the natural hazard disclosure.
The hills add their own checks. Much of Reliez Valley is unincorporated Contra Costa County, and a Pleasant Hill mailing address does not tell you which city, if any, a home is in, so I confirm it before you plan changes. Ask whether the home is on a public sewer line or a septic system, and who maintains any private road. Inside the city, native oaks and other native trees 9 inches or more in diameter need an arborist assessment and a City permit to remove.
Our Luxury Buying Process in Pleasant Hill, What to Expect
Funding comes first, a pre-approval or proof of funds, so you can move the day the right home appears. We narrow the list by video, then tour in person with the lot, the slope, and the road in view. Before you write, I confirm the city limits, the sewer or septic, and the fire map for the address, and the offer runs on real comps from the same area and era and MCNE-level negotiation. After acceptance, inspections and disclosures run on set deadlines, and I walk you through each decision. The full method is on how I help you buy.
Local Context & Proof for Pleasant Hill
Pleasant Hill's parks came before the city. Voters created the Pleasant Hill Recreation & Park District in 1951, ten years before they incorporated the city in November 1961. The Rodgers Ranch Heritage Center, centered on the farmhouse Patrick and Mary Ann Rodgers built around 1868, is on the National Register of Historic Places, and Paso Nogal Park and Briones Regional Park keep open hills close to the west side. Owning one of the larger homes here means owning a piece of that landscape.

Frequently Asked Questions
What does luxury look like in Pleasant Hill?
Mostly space and setting: custom homes on large lots in the west-side hills, some with views across the hills, and newer, larger homes that have replaced originals in neighborhoods like Valhalla.
Which Pleasant Hill neighborhoods have luxury homes?
Reliez Valley on the western edge has the largest lots, a few approaching an acre. Valhalla has some larger newer homes near Paso Nogal Park, and the hills at the city's southwest end have homes on sloped lots.
Can I buy a luxury home in Pleasant Hill with all cash?
Yes. Many luxury buyers pay all cash, and a cash offer gives the seller fewer steps to wait on. You still get the same inspections, disclosures, and condition read before you commit.
What if I need financing to buy in Pleasant Hill?
A financed offer can compete well when it is built carefully. I'm a Realtor, not a lender, so I connect you with lenders I trust and keep them in step with escrow.
Is there a city transfer tax in Pleasant Hill?
No additional one. The sale carries Contra Costa County's documentary transfer tax of $1.10 per $1,000 of the price, and the City's share comes out of that amount.
Is Reliez Valley part of Pleasant Hill?
Partly. Much of Reliez Valley is unincorporated Contra Costa County, and homes there can carry a Pleasant Hill, Lafayette, or Martinez mailing address. I confirm which city, if any, a home is in before you buy.
Are Pleasant Hill homes in a fire hazard zone?
Very few. On the state's 2025 map, most of the city is not zoned at all, with one small High zone on the west edge and some Moderate areas in the northwest. I check every address.
What should I ask about a Reliez Valley home?
Whether it is on a public sewer line or a septic system, who maintains the driveway and any private road, and the condition of the drainage, retaining walls, and foundation on a sloped lot.
How do I find a Pleasant Hill home on one level?
Tell me at the start. Much of the city is single-story ranch homes, many remodeled and expanded. In the hills, I count the steps, check the driveway, and look for a bedroom and full bath on the main level.
What is Pleasant Hill's weatherization disclosure?
A one-page City form for homes with one to four units. The seller notes energy-saving items like attic insulation and weatherstripping, and the buyer returns the acknowledgment within 14 days of closing. No upgrades are required.
Do larger Pleasant Hill homes cost more to maintain?
Usually. A larger lot means more landscaping and tree care, and hillside homes add drainage, retaining walls, and driveways. A septic system has its own upkeep. I help you plan for it before you buy.
