Few sales, weak data. Livorna Estates had only 11 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Livorna Estates, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. Living in Livorna Estates

When was Livorna Estates built?

Most of the original homes went up in the mid-1960s through the early 1970s, and the neighborhood's pool club opened in 1970. Since then many homes have been remodeled, expanded, or rebuilt, so the neighborhood mixes original ranch homes with updated and newer houses.

What kind of homes are in Livorna Estates?

Mostly single-story California ranch homes on flat lots that typically run from about a third of an acre to nearly half an acre, larger than in most Walnut Creek neighborhoods. Many have been extensively remodeled with open, updated floor plans. A homeowners association, the Paddock Hills Homeowners Association, oversees the neighborhood's CC&Rs (the recorded rules for the homes) and offers guidance on major home and landscape changes.

What should you look for in a Livorna Estates home? Homes from the 1960s and 1970s are old enough that the basics deserve a close look: the electrical panel, the plumbing, the roof, and the foundation. Ask about past additions and remodels, whether they had permits, and whether those permits came from the City or the county. Read the CC&Rs before you plan changes to the home or yard. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended.

What school district serves Livorna Estates?

Much of Livorna Estates is in the San Ramon Valley Unified School District, which serves Alamo and a small part of Walnut Creek. Schools in that district near Livorna Road include Alamo Elementary School and Stone Valley Middle School in Alamo. Some addresses may fall in the Walnut Creek School District instead, where the closest school is Murwood Elementary School on Vanderslice Avenue. Because two districts meet here, check the district boundary map for any address you're considering. The Walnut Creek page lists the public and private schools across the city.

Is there a swim club in Livorna Estates?

Yes. The Livorna Estates Pool Club, on Trotter Way, was established in 1970. It has a six-lane main pool and a baby pool, with trained lifeguards, and it is open from May through early October. It is home to the Livorna Dolphins, a summer swim team for swimmers ages 4 through 18 that competes in the Diablo Community Swim League. Pool membership and the swim team are separate from the homeowners association. Use of the pool outside team practice is for pool members.

What is nearby?

Sugarloaf Open Space, part of the ridgelines Walnut Creek bought and preserved after a 1974 bond measure, is right next door, with trails. Rudgear Park has tennis and pickleball courts, and the paved Iron Horse Regional Trail runs north and south nearby for running and biking. Downtown Walnut Creek and downtown Alamo are each a few minutes away, and Walnut Creek's youth club programs, from swim teams to Little League, club soccer, and lacrosse, are a short drive.

How do you get around from Livorna Estates?

Interstate 680 is minutes away, running north to downtown Walnut Creek and the Walnut Creek BART station and south toward Danville and San Ramon.

What should sellers in Livorna Estates know?

The transfer tax is Contra Costa County's, whether the address is inside Walnut Creek or unincorporated. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended. Because the neighborhood backs up to open space, check the address on the state's fire hazard severity zone map; a home in a High or Very High zone adds a routine defensible space inspection at sale, which Contra Costa County Fire handles. Buyers will also want the homeowners association's documents. My Walnut Creek home selling page explains the steps.

Buyers who look at Livorna Estates are usually drawn to its large, flat lots, its single-story ranch homes, the open space next door, the pool club and swim team, and quick access to Interstate 680.
