Few sales, weak data. Rudgear Estates had only 20 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Rudgear Estates, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. Living in Rudgear Estates

What it is like on the ground in Rudgear Estates: getting around, errands, nature and schools, from Local Logic.

How did Rudgear Estates begin?

Unlike neighborhoods that filled in lot by lot over decades, Rudgear Estates was built as a single planned community. Whitecliff Homes built its 429 homes in 1973, laying them out around shared open space rather than giving every home a large private yard. That's why the neighborhood has a consistent look, a homeowners association, and nearly 30 acres of common land with trails.

What kind of homes are in Rudgear Estates?

A mix of single-family homes and townhomes from the original 1973 build, many updated over the years. Because the community sits on a hillside, some homes are on sloped streets, and position on the hill makes a real difference in the view and in how a home sits on its lot.

What should you look for in a Rudgear Estates home? On a sloped lot, look at the drainage, any retaining walls, and the steps and driveway, and weigh them against what you want in a home day to day. Homes from the early 1970s are old enough that the basics deserve a close look too: the electrical panel, the plumbing, the roof, and the foundation. Read the homeowners association's documents, budget, and rules, and ask what the dues cover and what the association maintains. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended.

What schools serve Rudgear Estates?

Rudgear Estates is served by two school districts. Most homes are in the Walnut Creek School District, where the closest schools are Murwood Elementary School on Vanderslice Avenue and Walnut Creek Intermediate on Walnut Boulevard, with high school at Las Lomas High School in the Acalanes Union High School District. Because a second district serves part of the area, check the district boundary map for any address you're considering. The Walnut Creek page lists the public and private schools across the city.

Is there a swim club in Rudgear Estates?

Yes. The Rudgear Estates community pool, on Palmer Road, has six lanes with a separate deep end, a renovated bathhouse, and a large deck, and it is home to the Rudgear Estates Swim Team, known as the Rats. Pool access comes through the homeowners association. The swim team also takes swimmers who aren't Rudgear Estates homeowners, for an added fee, with pool use limited to practices and meets.

What is nearby?

The community's own open space has trails, and Sugarloaf Open Space, part of the ridgelines Walnut Creek bought and preserved after a 1974 bond measure, is close by. Rudgear Park has tennis and pickleball courts. The paved Iron Horse Regional Trail runs north and south nearby for running and biking, and Walnut Creek's youth club programs, from swim teams to Little League, club soccer, and lacrosse, are a short drive away.

How do you get around from Rudgear Estates?

Rudgear Road connects the neighborhood to Interstate 680, which runs north to downtown Walnut Creek and the Walnut Creek BART station and south toward Alamo, Danville, and San Ramon.

What should sellers in Rudgear Estates know?

The transfer tax is Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended. Because the community is set among open space, check the address on the state's fire hazard severity zone map; a home in a High zone adds a routine defensible space inspection at sale, which Contra Costa County Fire handles. Buyers will also want the homeowners association's resale documents, so gather them early. My Walnut Creek home selling page explains the steps.

What draws buyers to Rudgear Estates?

Buyers who look at Rudgear Estates are usually drawn to its open space and trails, the community pool and swim team, the hillside setting, and how quickly Interstate 680 connects it to downtown Walnut Creek and the rest of the valley.

Why do homeowners sell in Rudgear Estates?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
