Northgate, Walnut Creek

Like most of Walnut Creek, this was farmland and ranch land for a long time. Homes began going up in the late 1950s, and building continued in stages through the following decades, working up from the valley floor into the foothills. That long, gradual build-out is why Northgate's homes vary more in age and style than those in neighborhoods built all at once.

One of those stages was Eichler's last work in Walnut Creek. In the late 1960s and early 1970s, Joseph Eichler built Walnut Grove, a group of 34 homes off Arlene and Rock Oak roads, mostly designed by the architect Claude Oakland. They represent Eichler's final design phase, with double atriums and enclosed gallery walkways, and many have more than 2,300 square feet of living space.

Northgate High School, on Castle Rock Road, shares the neighborhood's name. Nearby are Foothill Middle School on Cedro Lane, Walnut Acres Elementary School on Cerezo Drive, and Eagle Peak Montessori, a public Montessori school for grades 1 through 8, on Hutchinson Road. All four are public schools in the Mt. Diablo Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The city's open space on Shell Ridge and Lime Ridge, bought and preserved after a 1974 bond measure, has miles of trails close by, and Mount Diablo State Park's North Gate entrance is a short drive up Northgate Road. The Contra Costa Canal Trail runs through this part of the city. Youth club sports are a big part of life here, from summer swim teams to Walnut Creek Little League, club soccer, and lacrosse, and the Clarke Memorial Swim Center at Heather Farm Park, home of the Walnut Creek Aquanuts and Aquabears, is a short drive west.

Walnut Creek has no extra city transfer tax, only Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended. Because Northgate reaches toward the open space, some homes may be in a High fire hazard severity zone on the state's 2025 map. For those homes, the sale includes a routine defensible space inspection, which looks at how plants and brush are kept around the house.
