Few sales, weak data. Parkmead had only 19 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Parkmead, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. Living in Parkmead

What it is like on the ground in Parkmead: getting around, errands, nature and schools, from Local Logic.

How did Parkmead get its name?

Parkmead takes its name from two of its streets, Parkside Drive and Meadow Road, put together. The neighborhood grew in the years right after World War II: its first homes date to about 1948, and most of the houses went up through the 1950s, as Walnut Creek grew from a small farm town into a suburb.

What kind of homes are in Parkmead?

Mostly single-story California ranch homes from the 1950s, with some from the late 1940s and later decades. Lots tend to have front yards and mature trees. Many homes have been remodeled and expanded over the years, and some original homes have been replaced with newer, larger ones.

What should you look for in a Parkmead home? Homes from the late 1940s and 1950s are now old enough that the basics deserve a close look. Check the electrical panel and wiring, the original plumbing, the roof, and the foundation. Ask about past additions and whether they had permits, and confirm which agency issued them, since the City handles permits inside city limits and the county handles them in the unincorporated part. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended.

What schools are in Parkmead?

Parkmead Elementary School, on Magnolia Way, shares the neighborhood's name. It is a public elementary school for kindergarten through grade 5 in the Walnut Creek School District. Tice Creek School, for kindergarten through grade 8, is close by on Newell Avenue, and Las Lomas High School, in the Acalanes Union High School District, is a short drive east on South Main Street. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Walnut Creek page lists the public and private schools across the city.

Is there a neighborhood association?

Yes. The Parkmead Community Association is a voluntary membership group with small annual dues and a board elected each year from seven districts across the neighborhood. It sponsors a neighborhood-wide garage sale, a summer block party, a chili cook-off, and an Earth Day cleanup, and it works on neighborhood projects. There are no mandatory HOA dues for belonging to Parkmead.

Are there swim clubs near Parkmead?

Private swim clubs are a big part of summer across Walnut Creek, and several are a short drive from Parkmead. Each has its own membership and fee, and many field a summer swim team in the Walnut Creek league. Joining is optional.

What is nearby?

Shell Ridge Open Space, part of the city's protected ridgelines, has miles of trails. The paved Iron Horse Regional Trail runs through Walnut Creek for running and biking. Downtown Walnut Creek, with Broadway Plaza, the Lesher Center for the Arts, and a Sunday farmers market on Locust Street, is a few minutes north. For young athletes, the city's club programs are close by, from Walnut Creek Little League baseball and softball to club soccer and the swim clubs at Heather Farm Park.

There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended. Most of Walnut Creek is not in a state fire hazard severity zone, but it is worth checking the address; a home in a High zone adds a routine defensible space inspection at sale. My Walnut Creek home selling page explains the steps.
