Few sales, weak data. The Woodlands had only 21 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in The Woodlands, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. Living in The Woodlands

What it is like on the ground in The Woodlands: getting around, errands, nature and schools, from Local Logic.

What was here before The Woodlands?

For nearly two centuries before any houses went up, this was open farmland. In the mid-1800s there were farms and farmhouses here, including William C. Prince's property near what is now Banyan Circle, and stagecoaches ran along Ygnacio Valley Road past the land. By the first half of the 1900s, most of it had been planted in walnut orchards, the crop that gave the whole city its name. In the 1950s and 1960s, a lumber yard stood where a grocery store is today.

How did The Woodlands become a neighborhood?

In 1961 and 1962, several developers, Middlefield, MacKay, and Hofmann among them, went to the City of Walnut Creek with plans for a new subdivision they called "the Woodlands." Through the rest of the 1960s, those three companies built most of the homes. According to the neighborhood association's history, drawn from city records, Hofmann built about half, MacKay about a quarter, and Middlefield about a fifth. That is why so many Woodlands homes share floor plans and rooflines: they came from a small number of builders working over a few years.

What kind of homes are in The Woodlands?

Traditional California ranch homes and split-levels from the 1960s and 1970s, with broad fronts, large windows facing the garden, and big front yards. Mature trees line the streets and fill the yards, which is where the neighborhood's name makes sense today. The streets are wide, and homes and front landscaping tend to be well kept. The land is mostly flat, with gently sloping streets that let water drain toward the canal. Many homes have been remodeled and expanded over the years, so two houses with the same original plan can be very different inside now.

What should you look for in a Woodlands home? Homes from the 1960s are now old enough that the basics deserve a close look. Check the electrical panel and wiring, the original plumbing, the roof, and the foundation. Mature trees are part of the appeal, but on occasion the roots of a big tree can affect a foundation, so look at how close large trees sit to the house and the sewer line. Ask about past additions and remodels, and whether they had permits. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended.

What schools are near The Woodlands?

Valle Verde Elementary School, on Peachwillow Lane, is right by The Woodlands. It is a public elementary school for kindergarten through grade 5 in the Mt. Diablo Unified School District. Foothill Middle School on Cedro Lane and Northgate High School on Castle Rock Road are a short drive away. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Walnut Creek page lists the public and private schools across the city.

Is there an HOA in The Woodlands?

No. There are no mandatory HOA dues in The Woodlands. The Woodlands Association is a neighborhood group that publishes a newsletter, holds open board meetings each month, and keeps a collection of historical photos and brochures from the 1960s on.

What is the Woodlands Cabana Club?

The Woodlands Cabana Club is the neighborhood's private swim club, on Longleaf Drive, running since 1962. It has two heated, six-lane, 25-yard pools, a toddler wading pool, lifeguards, and a large lawn and lanai for barbecues and parties. It calls itself the largest neighborhood pool in Walnut Creek. The club offers private swim lessons, recreational swimming, and the Woodlands Swim Team, which competes in the Walnut Creek league, plus a clinic for young swimmers. Membership is optional and has its own fee. You join the Cabana Club to take part in the swim team and its youth programs, and members get discounted swim lessons, barbecues and picnics, aqua aerobics, and events like the July 4th barbecue. Registration for club membership, the swim team, and youth programs opens each March.

What happens in The Woodlands through the year?

Summer centers on the Cabana Club. On the Fourth of July, a neighborhood parade of decorated bikes, scooters, wagons, and classic cars winds through The Woodlands and ends at the Cabana Club for a pool party. Halloween is a big night, with a steady stream of trick-or-treaters on the wide streets. In December, the neighborhood puts up light displays, and a few houses nearby decorate so much that people drive over just to see them.

What is nearby?

The city's open space on Lime Ridge and Shell Ridge is a short drive away for longer hikes. The Orchards at Walnut Creek, at Ygnacio Valley Road and Oak Grove Road, has a Safeway with a Starbucks inside, restaurants, and small shops, and Oak Grove Plaza is close by too. Downtown Walnut Creek, with Broadway Plaza and the Lesher Center for the Arts, is about four miles west.

What should sellers in The Woodlands know?

Walnut Creek has no extra city transfer tax, only Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended. Most of Walnut Creek is not in a state fire hazard severity zone, but it is worth checking the address: a home in a High zone adds a routine defensible space inspection at sale, which looks at how plants and brush are kept around the house. My Walnut Creek home selling page explains the steps.

Buyers who look at The Woodlands are usually drawn to its single-story ranch homes, its big front yards and tall trees, its wide, well-kept streets, the Cabana Club, the canal trail along its edge, and the quick drive out along Ygnacio Valley Road.

Why do homeowners sell in The Woodlands?
