Few sales, weak data. Larkey Park had only 22 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Larkey Park, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. Living in Larkey Park
What it is like on the ground in Larkey Park: getting around, errands, nature and schools, from Local Logic.
Who was Larkey?
The neighborhood's name goes back to John Larkey, an Ohio native who came to Alameda County in 1853. In 1857 he bought about 730 acres near The Corners, the crossroads village that became Walnut Creek, and became one of the area's best-known horse ranchers and breeders. His land covered much of what is now northwest Walnut Creek.
A century later, in 1959, the City bought about 10 acres of the former Larkey property from the East Bay Municipal Utility District and turned it into Larkey Park. Much of the surrounding land filled with homes in the building boom of the 1950s and 1960s.
What is the Lindsay Wildlife Experience?
The Lindsay Wildlife Experience began in Walnut Creek in 1955 as a small natural history museum. In 1965 it moved into Larkey Park, into the building that had been the local water department's pumping station, and in 1993 it opened a new, larger museum in the park. Today it is a wildlife museum with live animals you can see up close, and it runs a wildlife hospital that cares for injured and orphaned animals. The City renewed its lease in the park in 2022 for 30 more years.
What kind of homes are in Larkey Park?
Mostly mid-century single-family homes, ranch houses and some split-levels, built from the 1950s through the 1970s on lots with mature trees. Many have been remodeled or expanded over the years, so homes that started out alike can look very different inside today.
What should you look for in a Larkey Park home? Homes from the 1950s and 1960s are now old enough that the basics deserve a close look. Check the electrical panel and wiring, the original plumbing, the roof, and the foundation, and look at how close large trees and their roots sit to the house. Ask about past additions and whether they had permits. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended.
What schools are in Larkey Park?
Contra Costa Christian Schools, a private school for preschool through grade 12, is in the neighborhood on Larkey Lane. The closest public school is Buena Vista Elementary School on San Juan Avenue, for kindergarten through grade 5, and Walnut Creek Intermediate is on Walnut Boulevard. Both are in the Walnut Creek School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Walnut Creek page lists the public and private schools across the city.
Are there swim clubs in Larkey Park?
Two, and swimming is a big part of summer here. The Larkey All-Year Swim Club, founded in 1957 just off Geary Road, is a private club with a competition-size pool, a clubhouse, picnic and barbecue areas, and a baby pool. It is home to the Larkey Sharks summer swim team, and membership is open to residents of the surrounding communities who choose to join. The Walnut Creek Swim Club, a recreational swim team for more than 60 years, is based at the Larkey Park pool on Buena Vista Avenue.
What else is nearby?
Larkey Park itself has about 13 acres of lawns, a public swimming pool, a playground, game courts, and the Walnut Creek Model Railroad Society's layout. Downtown Walnut Creek, with Broadway Plaza, the Lesher Center for the Arts, and a Sunday farmers market on Locust Street, is a short drive away. The Iron Horse Regional Trail runs north and south through the city for running and biking.
How do you get around from Larkey Park?
Larkey Park is close to Interstate 680 and Highway 24, and the Walnut Creek BART station is a short drive south. Geary Road connects west toward Pleasant Hill Road and Lafayette.
What should sellers in Larkey Park know?
Walnut Creek has no extra city transfer tax, only Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended. Most of Walnut Creek is not in a state fire hazard severity zone, but it is worth checking the address; a home in a High zone adds a routine defensible space inspection at sale. My Walnut Creek home selling page explains the steps.
What draws buyers to Larkey Park?
Buyers who look at Larkey Park are usually drawn to its mid-century homes and mature trees, the park and the Lindsay Wildlife Experience at its center, its two swim clubs, and the quick trip to downtown, the freeways, and BART.
Why do homeowners sell in Larkey Park?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
