Walnut Heights Single Family Home Prices
Sales through September 30, 2026
Few sales, weak data. Walnut Heights had only 23 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Walnut Heights, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Walnut Heights. Want the numbers for your street? Ask Tanja.

How did Walnut Heights develop?
Walnut Heights is one of the older residential areas in Walnut Creek. Its first homes date to the early 1940s, and most were built from the 1940s through the 1960s, as the walnut orchards and ranches that once covered the valley gave way to the building boom after World War II. Because it filled in over several decades rather than all at once, its homes vary more in age, size, and style from street to street than in neighborhoods built by a single developer.
What kind of homes are in Walnut Heights?
Mostly single-family homes of three to five bedrooms, many of them mid-century ranch homes, and many updated over the years with remodels and additions. Lots tend to be larger than in the neighborhoods nearer downtown, and some sit on hillside or ridge-edge parcels that back toward open space, which is where the privacy and the occasional view come from.
What should you look for in a Walnut Heights home? On a sloped or hillside lot, look at the drainage, any retaining walls, the steps from the street, and the driveway, and weigh them against what you want in a home day to day. Homes from the 1940s through the 1960s are old enough that the basics deserve a close look too: the electrical panel, the original plumbing, the roof, and the foundation. Ask about past additions and whether they had permits. Walnut Creek protects trees 9 inches or more in diameter, native oaks especially, and hillside zoning adds grading and ridgeline standards, so check with the City before planning a big project. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended.
What schools are in Walnut Heights?
Walnut Heights Elementary School, on Walnut Boulevard, shares the neighborhood's name. It is a public elementary school for kindergarten through grade 5 in the Walnut Creek School District. Indian Valley Elementary School on Marshall Drive and Walnut Creek Intermediate on Walnut Boulevard are close by, and Las Lomas High School, in the Acalanes Union High School District, is on South Main Street. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Walnut Creek page lists the public and private schools across the city.
Is there a swim club in Walnut Heights?
Yes. The Walnut Heights Swim Club, on Vallecito Lane, is a member-owned club with its own summer swim team, the Walnut Heights Otters. Members use it through the season to swim, exercise, barbecue, and get together. Membership is optional and has its own fee.
What is nearby?
The city's open space is close by, part of the network of ridgelines Walnut Creek bought and preserved after a 1974 bond measure, with miles of trails. Downtown Walnut Creek, with Broadway Plaza, the Lesher Center for the Arts, and a Sunday farmers market on Locust Street, is a few minutes away. The paved Iron Horse Regional Trail runs through the city for running and biking, and Walnut Creek's youth club programs, from swim teams to Little League, club soccer, and lacrosse, are all a short drive away.
How do you get around from Walnut Heights?
Walnut Heights is close to Highway 24 and Interstate 680, which meet at the edge of downtown, and the Walnut Creek BART station is a short drive away. Lafayette is a few minutes west along Highway 24.
What should sellers in Walnut Heights know?
Walnut Creek has no extra city transfer tax, only Contra Costa County's. There's no ordinance requiring a sewer lateral certificate in Walnut Creek, however a sewer lateral inspection is recommended. Homes that back up to open space may be in a High fire hazard severity zone on the state's 2025 map, so check the address; for those homes, the sale includes a routine defensible space inspection, which looks at how plants and brush are kept around the house. It is also worth confirming whether an address is inside city limits, since some nearby areas with Walnut Creek addresses are in unincorporated Contra Costa County. My Walnut Creek home selling page explains the steps.
What draws buyers to Walnut Heights?
Buyers who look at Walnut Heights are usually drawn to its larger lots, its mid-century homes, the privacy and views on the hillside parcels, the Walnut Heights Swim Club, and how close it sits to downtown, the freeways, and open space.
Why do homeowners sell in Walnut Heights?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
