Few sales, weak data. Trestle Glen had only 3 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Trestle Glen, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Trestle Glen. Want the numbers for your street? Ask Tanja.

Living in Trestle Glen

What it is like on the ground in Trestle Glen: getting around, errands, nature and schools, from Local Logic.

Where does the name Trestle Glen come from?

From a railroad trestle. The neighborhood is named after a trestle built in 1893, which was dismantled in 1906 when the rail line was rerouted. Before that the banker Peder Sather owned the land in the 1880s, and after his death in 1886 his wife Jane allowed it to be used as a park.

How was Trestle Glen designed?

On purpose. In 1915 the Olmsted Brothers landscape architecture firm drew an original site plan for the neighborhood, marketed at the time as Lakeshore Highlands. The streets follow the curving pattern of early twentieth-century garden suburbs, with tree-lined, hilly blocks and open green spaces between them. Most of the homes were built shortly before the Great Depression.

The Lakeshore Homes Association was founded in 1917 by the developer and says it is the second oldest homeowners association west of the Mississippi River. It manages the covenants that shape the neighborhood.

What kind of homes are in Trestle Glen?

Styles range widely, with Italian Renaissance, Tudor, Spanish, Monterey, French provincial, and Colonial homes all found here. Architects who worked in the neighborhood include Julia Morgan and Maybeck & White, among others. Homes this age and this varied are worth a careful look before you write an offer.

Plan for the sidewalk as well. In Oakland, the sale of a home triggers a sidewalk compliance certificate for its sidewalk (some exemptions exist), and who brings it into compliance is negotiated as part of the deal.

What schools are near Trestle Glen?

The closest public elementary school is Crocker Highlands Elementary School, on Midcrest Road in neighboring Crocker Highlands, for kindergarten through grade 5. Edna Brewer Middle School on 13th Avenue and Oakland High School on MacArthur Boulevard are a short drive south. All three are in the Oakland Unified School District. St. Paul's Episcopal School, a private school for kindergarten through grade 8, is on Montecito Avenue near the Grand Lake District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

What is Trestle Glen like?

There are so many gorgeously charming homes here. The neighborhood is lush, beautiful, and adorable, with restaurants, markets, shopping, Trader Joe's, and cool things to buy a tiny short drive away.

What is Halloween like in Trestle Glen?

Halloween is a riot. Tanja can only describe trick-or-treating here in her children's words: "it's off the HOOK!" Many homes are extensively decorated, sometimes with large installations, and the sidewalks fill with trick-or-treaters working their way down the streets in search of candy.

What is near Trestle Glen?

The neighborhood sits above the Lakeshore Avenue shopping district, which it shares with the Grand Lake District.

How do you get around from Trestle Glen?

Interstate 580 is a few minutes away, with on-ramps at Lakeshore Avenue. The Lake Merritt and 19th Street Oakland BART stations are each about two miles away, and AC Transit runs along Lakeshore Avenue below the neighborhood.

What should sellers in Trestle Glen know?

Trestle Glen's homes are architect-designed and varied, so pricing leans on carefully chosen comparable sales, and buyers read the inspection closely on a house from the 1920s. The Lakeshore Homes Association's covenants come with the sale too, so have the documents ready. Oakland's own steps apply: the City's transfer tax, charged in tiers on the whole price, plus Alameda County's own transfer tax, and a sewer lateral compliance certificate or time extension certificate before escrow closes. Who brings the lateral into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland walks through the rest.

Why do homeowners sell in Trestle Glen?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
