No single-family homes sold in Brooklyn Basin in the past 12 months. This section shows condos instead, because that is what has been selling here.

Few sales, weak data. Brooklyn Basin had only 19 condo sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count condos only, because no single-family homes sold in Brooklyn Basin in the past 12 months. They are the condos that closed in Brooklyn Basin, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. The waterfront has direct water access for kayaking, paddleboarding, and boating, and California Canoe & Kayak has rental gear on site.

What is Township Commons?

Township Commons is the large waterfront park at the heart of the neighborhood, a community gathering space for outdoor performances, exercise, and relaxing. If you love roller skating, this is the place to be. The Basin Boardwalk is a big waterfront deck, and right next to the water there's a huge, completely flat paved area, larger than a standard roller rink, that has become Oakland's roller skating hot spot for community skate meetups and outdoor music.

How did Brooklyn Basin come to be?

The project began as the Oak to Ninth development. The Planning Commission first approved it in 2006, and after a legal challenge, final approvals came in 2009. The first phase broke ground in 2014, and the city lets it build out in phases. The site's best-known building, the Ninth Avenue Terminal, was built in the late 1920s for break-bulk cargo, and part of it has been renovated.

What kind of homes are in Brooklyn Basin?

Brooklyn Basin is planned for thousands of new homes, in a mix of apartments, condominiums, lofts, and townhouses. Because the homes are new construction, the old-home issues common in much of Oakland mostly don't come up, though a new building still deserves a careful look. Condo and townhouse buyers should read the association documents closely.

What schools are near Brooklyn Basin?

The closest public schools are Franklin Elementary School on Foothill Boulevard and Garfield Elementary School on 22nd Avenue, both for kindergarten through grade 5, and Roosevelt Middle School on 19th Avenue, all in the Oakland Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

What else is planned?

The neighborhood plan includes about 30 acres of public green space and trails that connect into the wider Bay Trail network, along with ground-floor shops, two renovated marinas, and an existing wetlands restoration area. The first parks are already finished.

What draws buyers to Brooklyn Basin?

Buyers who look at Brooklyn Basin usually want new construction on the water, with a big park, the water, and Jack London Square right next door.

How do you get around from Brooklyn Basin?

The Lake Merritt BART station is a little over a mile away, and Fruitvale is about a mile and a half. Interstate 880 runs just inland along the Embarcadero, and the ferry terminal at Jack London Square, next door, has service across the Bay to San Francisco.

What should sellers in Brooklyn Basin know?

Because the homes here are new, the old-home questions that come up across Oakland mostly don't, but the paperwork still does. Condo and townhome sales run through the association's documents and rules. The City of Oakland's transfer tax is charged in tiers on the whole price, and Alameda County adds its own. My page on selling your home in Oakland covers each step.

Why do homeowners sell in Brooklyn Basin?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
