Claremont Single Family Home Prices
Sales through September 30, 2026
Few sales, weak data. Claremont had only 6 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

How it is scored: half comes from how far above list price homes sold (100% scores zero, 125% or more scores full) and half from how fast they sold (45 days scores zero, 5 days or fewer scores full). Both come from the MLS numbers on this page. It is a gauge we calculate, not an official industry score, and it changes as each month’s sales come in.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Claremont, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Claremont. Want the numbers for your street? Ask Tanja.

Living in Claremont
What it is like on the ground in Claremont: getting around, errands, nature and schools, from Local Logic.
How did Claremont grow up?
The name dates to December 20, 1879, when a real estate developer and local resident, Grant Taggert, called a meeting that adopted it. Shortly afterward, the main road, then called Telegraph Road, was renamed Claremont Avenue. In the early 1900s, real estate interests tied to the Key System built the Claremont Hotel at the mouth of the canyon, and a Key System commuter line ran up Claremont Avenue to the hotel until service ended in 1958. The creek that runs through the neighborhood was first known as the north fork of Temescal Creek, later became Harwood Creek, and is now called Claremont Creek.
What kind of homes are in Claremont?
Homes here include Craftsman, Tudor, and Mediterranean Revival homes along with modern luxury estates. The 1991 Oakland firestorm destroyed much of the area northeast of Tunnel Road, and that part has since been rebuilt, so it holds more homes built after 1991. On the older streets, homes of this age deserve a careful look before you write an offer.
What schools serve Claremont?
Homes on the Oakland side are in the Oakland Unified School District. The closest Oakland public schools are Chabot Elementary School on Chabot Road and Claremont Middle School on College Avenue, with Oakland Technical High School on Broadway. Across the city line, Berkeley Unified's John Muir Elementary School on Claremont Avenue serves Berkeley addresses, so which district a home is in follows the city line, not the neighborhood name. Check the right district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.
Much of the Oakland hills is inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early.
What parks and trails are near Claremont?
Claremont Canyon Regional Preserve sits in the hills behind the hotel, and its Stonewall-Panoramic Trail climbs to a panoramic view of Oakland, Berkeley, San Francisco Bay, and the Golden Gate Bridge. Garber Park, a 13-acre City of Oakland wildland park on the south slope of Claremont Canyon, has a one-mile loop of walking paths that gently rises from the forest floor.
Where do people shop and eat near Claremont?
Claremont is close to a lively dining scene and to the shops, cafes, and gourmet markets on College Avenue and Domingo Avenue.
What draws buyers to Claremont?
Buyers who look at Claremont usually want a hillside home with Bay views and historic character, with canyon trails and College Avenue both close by and Berkeley right across the city line.
How do you get around from Claremont?
The Rockridge BART station is about a mile away, and the Ashby station in Berkeley is a little farther. Tunnel Road climbs to Highway 24 and Highway 13 at the Caldecott Tunnel, and AC Transit runs along Claremont Avenue.
What should sellers in Claremont know?
Start by confirming which side of the city line the home is on, because Oakland and Berkeley have different transfer taxes and different rules at sale. On the Oakland side, the City's transfer tax is charged in tiers on the whole price plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate under the East Bay regional program before escrow closes, and the sale triggers a sidewalk compliance certificate, with some exemptions. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. Parts of this area are in the City's Very High fire zone, so check the address and plan for the defensible space paperwork if it applies. My page on selling your home in Oakland walks through it.
Why do homeowners sell in Claremont?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
