Few sales, weak data. Crestmont had only 12 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Crestmont, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Crestmont. Want the numbers for your street? Ask Tanja.

What kind of homes are in Crestmont?

Because building started in the mid-1950s, Crestmont's homes are newer than many in Oakland's older neighborhoods. Hillside homes of any age deserve a careful look before you write an offer. Much of the Oakland hills is inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early.

Munck Elementary School on Campus Drive, both for kindergarten through grade 5, and Skyline High School on Skyline Boulevard, all in the Oakland Unified School District. What should sellers in Crestmont know?

Crestmont's homes date from the mid-1950s on, which puts them in between: newer than Oakland's Craftsman neighborhoods, but old enough for the electrical, the roof, and any past additions to deserve a look before listing. Oakland's own steps apply here as everywhere in the city. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate before escrow closes, the sale triggers a sidewalk compliance certificate, with some exemptions, and a home in the City's Very High fire zone adds defensible space paperwork. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland lays it out.

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
