These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Crocker Highlands, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. Living in Crocker Highlands

How did Crocker Highlands grow up?

Wickham Havens, the son of East Bay developer Frank C. Havens, filed the subdivision map for Crocker Highlands in 1911. The land had been part of the Sather Estate, which the Realty Syndicate acquired in 1904. A few years later, in 1917, a company Wickham Havens led filed the map for the hills on either side of Trestle Glen next door, so the two neighborhoods grew up side by side.

Why are the streets so winding?

The neighborhood follows early twentieth-century "City Beautiful" ideas. Instead of the grid you see in many cities and in the Oakland flatlands, its winding, shaded streets follow the natural shape of the land.

What kind of homes are in Crocker Highlands?

The architecture is one of the standout features here, in a neighborhood setting that has been beautifully maintained. You'll typically find Craftsman homes along with Mediterranean, Tudor Revival, Colonial Revival, and storybook-style homes, almost all of them single-family homes on hillside streets. Like older homes across Oakland, the older homes here can come with old-home issues, so it pays to read the inspection reports closely and look at how each home has been kept up over the years.

What schools are in or near Crocker Highlands?

Crocker Highlands Elementary School, on Midcrest Road, is a public school for kindergarten through grade 5 in the Oakland Unified School District. Edna Brewer Middle School on 13th Avenue and Oakland High School on MacArthur Boulevard are a short drive south, and St. Paul's Episcopal School, a private school for kindergarten through grade 8, is on Montecito Avenue near the Grand Lake District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

What draws buyers to Crocker Highlands?

Buyers who look at Crocker Highlands usually want a beautiful older home with real architectural character on a hillside street, still close to the center of town. Lakeshore Avenue's shops and restaurants run along its western edge, and Trestle Glen and Glenview are right next door.

How do you get around from Crocker Highlands?

Interstate 580 runs along the neighborhood's lower edge, with on-ramps at Lakeshore Avenue, and Highway 13 is a short drive up Park Boulevard. The 19th Street Oakland and Lake Merritt BART stations are each about two miles away, and AC Transit runs along Lakeshore Avenue.

What should sellers in Crocker Highlands know?

Homes here are mostly from the 1910s through the 1930s, so buyers will look closely at the foundation, drainage, electrical, and any past remodels, and a pre-listing inspection often pays for itself. Oakland's own steps come with the sale. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate under the East Bay regional program before escrow closes, and the sale triggers a sidewalk compliance certificate, with some exemptions. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland goes through each step.

Why do homeowners sell in Crocker Highlands?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
