Few sales, weak data. Grand Lake had only 13 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Grand Lake, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Grand Lake. Want the numbers for your street? Ask Tanja.

What is Grand Lake known for?
Two shopping streets. Grand Avenue and Lakeshore Avenue are the neighborhood's two commercial corridors, connected by Lake Park Avenue. Restaurants, cafes, bakeries, and shops line both.
The Grand Lake Theatre. The Grand Lake Theatre opened on March 6, 1926, at the corner of Grand Avenue and Lake Park Avenue. It has a large rooftop sign and a Wurlitzer organ that rises from beneath the floor before the Friday and Saturday evening shows.
A Saturday farmers market. The Grand Lake Farmers' Market meets every Saturday near Grand Avenue and Lake Park Avenue, at Splash Pad Park, and it has run since 1998.
Lake Merritt. A loop path circles the lake, popular for walking, jogging, paddling, and cycling. Nearby, the Morcom Rose Garden covers about seven acres and holds roughly 5,000 rose bushes.
How did Grand Lake grow up?
Streetcars built it. In the early twentieth century, streetcar lines, including Borax Smith's Key System, carried riders along Grand Avenue and around the lake, and shopping streets like Grand Lake's grew up at the stops, the same way Rockridge and Piedmont Avenue did. By the 1920s, the streetcars were carrying more than 100 million passengers a year across the East Bay.
That decade gave the neighborhood its landmarks. The Grand Lake Theatre, designed by the architects Reid & Reid, opened on March 6, 1926, with vaudeville acts and silent films. Two years later, in 1928, Joseph Edy and William Dreyer first sold their Grand Ice Cream at 3315 Grand Avenue, the start of what became Dreyer's.
What kind of homes are in Grand Lake?
The homes here are varied, from charming single-family homes to apartment and condo buildings. Grand Lake is next to the city of Piedmont, and many grand homes are built on the sloping, rolling hills of the neighborhood. Some homes offer views of the Bay, and even of part of the Grand Lake Theatre marquee.
While Grand Avenue and Lakeshore Avenue put you close to all the fun, bustle, and amenities, the streets in between see less traffic.
Tanja lived in Grand Lake when her first child was born, and the area holds many lovely memories for her.
What schools are in or near Grand Lake?
AIMS College Prep High School, a public charter school for grades 9 through 12, is on Grand Avenue by Splash Pad Park, and St. Paul's Episcopal School, a private school for kindergarten through grade 8, is on Montecito Avenue. The nearby Oakland Unified public schools include Crocker Highlands Elementary School on Midcrest Road and Westlake Middle School on Harrison Street. What should sellers in Grand Lake know?
Grand Lake mixes single-family homes on the slopes with condos and apartment buildings near the lake, and the paperwork differs: a condo sale runs through the association's documents, while an older house raises the usual Oakland questions about the foundation, drainage, and electrical. Either way, the City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax, and the sewer lateral needs a compliance certificate or a time extension certificate before escrow closes. Who brings the lateral into compliance, the seller or the buyer, is negotiated. A house sale also triggers Oakland's sidewalk compliance certificate, with some exemptions. My page on selling your home in Oakland walks through each step.
Why do homeowners sell in Grand Lake?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
