Lakeshore Single Family Home Prices

Few sales, weak data. Lakeshore had only 22 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Lakeshore, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Lakeshore. Want the numbers for your street? Ask Tanja.

Living in Lakeshore
What it is like on the ground in Lakeshore: getting around, errands, nature and schools, from Local Logic.
What is the Lakeshore Avenue Business District like?
It's charming, with many restaurants and casual eateries, coffee shops, and Arizmendi Bakery, Tanja's favorite. There's plenty of practical shopping too, including a Trader Joe's. The busiest stretch runs from the 580 freeway up to where the street starts to climb.
Is the Grand Lake Theatre near Lakeshore?
Yes. The historic Grand Lake Theatre, with its well-known marquee, is right around the corner. On Friday and Saturday evenings, its Mighty Wurlitzer organ plays before the shows.
Is there a farmers market near Lakeshore?
Yes. The Grand Lake Farmers' Market runs every Saturday, year-round, rain or shine, at Splash Pad Park.
What is Lake Merritt like?
Lake Merritt is close by, with jogging paths, gardens, and boating. The lake sits in a large tidal lagoon in the center of Oakland and is about 3.4 miles around. In 1870 the state made it a wildlife refuge, the first in North America, and at night the Necklace of Lights, first turned on in 1925, rings the shore. Lakeshore Avenue itself owes its start to the lake: silt dredged from Lake Merritt beginning in 1891 was piled along the eastern shore to build the foundation for the road.
How do you get around from Lakeshore?
Easy freeway access and local bus lines make it convenient to get around.
Is Lakeshore part of Oakland's LGBTQ Cultural District?
Yes. In 2023 the City of Oakland designated the Lakeshore LGBTQ Cultural District, covering a triangle of blocks that includes Lakeshore Avenue, Grand Avenue, and Lake Park Avenue.
What kind of homes are in Lakeshore?
Lakeshore Avenue itself is lined with apartment buildings, and the neighborhood climbs from the lake into the lower hills. Older homes here, as all over Oakland, deserve a careful look before you write an offer, including the sewer lateral. Oakland is part of the East Bay's regional program, which requires a compliance certificate when a home is bought or sold.
What schools are near Lakeshore?
The nearby Oakland Unified public schools include Cleveland Elementary School on Cleveland Street and Crocker Highlands Elementary School on Midcrest Road, both for kindergarten through grade 5, and Edna Brewer Middle School on 13th Avenue. St. Paul's Episcopal School, a private school for kindergarten through grade 8, is on Montecito Avenue, close to Lakeshore Avenue. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.
What draws buyers to Lakeshore?
Buyers who look at Lakeshore usually want historic charm with the lake, a lively local shopping street, and the Saturday market all close by.
What should sellers in Lakeshore know?
Most homes here are apartments and condos near the lake, with older houses on the streets that climb into the lower hills. A condo sale runs through the association's documents; an older house brings the Oakland basics, like the foundation, drainage, and electrical. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate under the East Bay regional program before escrow closes, and a house sale triggers a sidewalk compliance certificate, with some exemptions. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland goes through each step.
Why do homeowners sell in Lakeshore?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
