These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Montclair, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Montclair. Want the numbers for your street? Ask Tanja.

Living in Montclair
What it is like on the ground in Montclair: getting around, errands, nature and schools, from Local Logic.
What is Montclair Village?
The neighborhood's center is Montclair Village, a compact shopping district in a valley next to Highway 13, with shops, restaurants, cafes, and independent bookstores. It is known for its storybook buildings. The firehouse was built in 1927 in a "Hansel and Gretel" style, and the branch library opened in 1930. Visit Oakland notes that Montclair is the only Oakland district with both a storybook firehouse and a storybook library. Montclair Elementary School, just up Mountain Boulevard, shares the neighborhood's name.
How did Montclair develop?
The land was part of a grant to Luis Maria Peralta in 1820, and from 1847 to 1860 the redwoods were logged. Major residential subdivision began in the 1920s. The Sacramento Northern Railroad's main line ran through Montclair in the early twentieth century, and much of the old rail bed is now a pedestrian and bicycle path, the Montclair Railroad Trail, winding through the hills above the village.
What kind of homes are in Montclair?
Montclair homes can have stunning views of San Francisco, the Bay, multiple bridges, and canyons, and some have incredible panoramic views. There are many custom mid-century homes built into the steep hillside. Montclair is a lovely, wooded neighborhood, and the homes are built into the tree canopy. Visit Oakland also describes storybook cottages as a main architectural style.
Hillside homes are worth a careful look before you write an offer. Like many homes in Oakland, drainage and foundation issues may be present because of the hills.
What should you know about insurance in Montclair?
Insurance may or may not be an issue, because not every area automatically falls to the California FAIR Plan. Check with a local insurance agent who specializes in fire hazard before you write an offer on a home here, so there are no surprises.
Montclair sits inside the City of Oakland's Very High Fire Hazard Severity Zone, which the City kept in place in 2025. For a sale, that means the fire zone shows up in the hazard disclosures, and state law has the seller provide documentation of a defensible space inspection, with the option for buyer and seller to agree in writing to finish any work within a year of closing.
What schools are in or near Montclair?
Montclair Elementary School, on Mountain Boulevard by the village, and Thornhill Elementary School, on Thornhill Drive, are public schools for kindergarten through grade 5 in the Oakland Unified School District. Montera Middle School and Joaquin Miller Elementary School sit side by side on Ascot Drive, a short drive south, and Skyline High School is on Skyline Boulevard, higher in the hills. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.
What is there to do around Montclair?
Joaquin Miller Park, Dr. Aurelia Reinhardt Redwood Regional Park, Lake Temescal Regional Recreation Area, and Huckleberry Botanic Regional Preserve are all nearby, and Chabot Space & Science Center is in the hills. The Woodminster Amphitheater in Joaquin Miller Park hosts summer musicals. Woodminster is its own neighborhood, a bit further out, and people often confuse the two.
The Montclair Swim Club, a private membership club in the Montclair area with three outdoor pools, is a summer gathering place for swimmers of all ages. Clippers FC, the community soccer club, carries Montclair in its history: it was founded in 1969 as the Montclair Soccer Club.
How do you get around from Montclair?
Highway 13 runs right past Montclair Village, and Highway 24 is a few minutes north toward the Caldecott Tunnel. The Rockridge BART station, the closest, is about two and a half miles away, and AC Transit runs along Mountain Boulevard.
What should sellers in Montclair know?
Hillside homes here are often custom and one of a kind, so pricing takes careful comparable sales, and buyers will look closely at the foundation, drainage, and retaining walls. Montclair is inside the City's Very High fire zone, so plan for the defensible space documentation early. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax, and the sewer lateral needs a compliance certificate or a time extension certificate under the East Bay regional program before escrow closes. Who brings the lateral into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland walks through each step.
Why do homeowners sell in Montclair?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
