Piedmont Avenue, Oakland
Piedmont Avenue in Oakland: century-old craftsman homes, Fenton's Creamery, and Mountain View Cemetery, founded in 1863. A local guide from Tanja Odzak.
Piedmont Avenue: the Oakland neighborhood, not the city of Piedmont
Tanja Odzak is a Top East Bay Realtor with eXp Realty, helping buyers and sellers in Oakland and across the East Bay. First thing to clear up about Piedmont Avenue: it's a street and a neighborhood district inside Oakland. It isn't the separate city of Piedmont next door, even though the names get mixed up constantly, including by search engines.
Piedmont Avenue is a sweet, charming stretch with a real neighborhood feel: restaurants, eclectic shopping, and cafes that give the district its local community. Fenton's Creamery, founded in 1894, is featured in Pixar's Up. Piedmont Springs day spa sits nearby. The beautiful, historic Mountain View Cemetery is a neighbor too, and Tanja notes it was "built for the living." Its park-like setting is a popular public green space for walking, picnicking, and taking in the views.
Every year, the neighborhood holds an annual Halloween parade that ends at the cemetery for more Halloween fun. It's the kind of detail you only know if you've actually spent time there, not something you'll find scrolling listings.
Piedmont Avenue Elementary School, on the Avenue itself, shares the neighborhood's name.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Piedmont Avenue, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Piedmont Avenue. Want the numbers for your street? Ask Tanja.

Living in Piedmont Avenue
What it is like on the ground in Piedmont Avenue: getting around, errands, nature and schools, from Local Logic.
How did Piedmont Avenue grow up?
The cemetery came first. Mountain View Cemetery was founded in 1863 by a group of East Bay pioneers, with grounds laid out by Frederick Law Olmsted, the landscape architect behind New York's Central Park. Visitors needed a way to get there, and in 1876 Walter Blair opened a horsecar line, the Broadway and Piedmont Railroad, running up its namesake streets to the cemetery gates. Homes and shops grew up along the line, and the area became part of the City of Oakland in 1897.
Streetcars kept shaping it. The Key System's C line ran down Piedmont Avenue from 1924 until 1958, which is a big part of why the Avenue still reads as a street of small storefronts with homes close behind them.
What kind of homes are on Piedmont Avenue?
The homes around Piedmont Avenue are mostly over 100 years old, and mostly beautiful, charming craftsman houses. That age brings real character. It also brings real maintenance questions.
What goes wrong in a 100-year-old Piedmont Avenue home? Drainage and foundation issues are a concern with these homes. On one home Tanja sold there years ago, a sump pump with a backup was installed because the basement would flood without them. That's not a reason to avoid an old home on the Avenue. It's a reason to have someone who knows what to check before you write an offer.
Homes this old have also passed through many owners over the decades, and each one kept the house up in their own way, so condition can vary a lot from one Craftsman to the next.
What schools are in or near Piedmont Avenue?
Piedmont Avenue Elementary School, on Piedmont Avenue, is a public school for kindergarten through grade 5, and Emerson Elementary School is nearby on Lawton Avenue. Oakland Technical High School is on Broadway at the neighborhood's western edge. All three are in the Oakland Unified School District. Private schools in the neighborhood include Park Day School on 42nd Street and St. Leo the Great School on Howe Street, both for kindergarten through grade 8. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.
In summer, Temescal Pool on 45th Street, a short drive west, is home to one of the City of Oakland's youth recreational swim teams, which races on Saturday mornings.
What draws buyers to Piedmont Avenue?
Buyers drawn to Piedmont Avenue usually want the same thing: a neighborhood district close to home. Coffee on the way home. A market run. A nice restaurant on a Friday night, or a beer out. Piedmont Avenue's charming old homes surround a charming little neighborhood district, with good public transit access, which is why it keeps drawing buyers who want a real local community, not just a house.
How do you get around from Piedmont Avenue?
The MacArthur BART station is less than a mile away, and Rockridge is a little farther. Interstate 580 runs along the neighborhood's southern edge, and AC Transit runs along Piedmont Avenue and Broadway.
What should sellers on Piedmont Avenue know?
The homes around Piedmont Avenue are about a century old, and buyers will look at the basement, the foundation, drainage, and the electrical; on one home here, a sump pump with a backup was the fix for a basement that flooded. Oakland's steps come with every sale. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate under the East Bay regional program before escrow closes, and the sale triggers a sidewalk compliance certificate, with some exemptions. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland goes through each one.
Why do homeowners sell in Piedmont Avenue?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
