These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Redwood Heights, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. Living in Redwood Heights
What it is like on the ground in Redwood Heights: getting around, errands, nature and schools, from Local Logic.
Where did the name come from?
From the trees. In the mid-1800s, sawmills logged the redwoods on these hills, and by 1860 the forest was stripped. In the 1880s the poet Joaquin Miller planted tens of thousands of trees on the cleared slopes. The park that bears his name is in the Oakland hills.
How did Redwood Heights become a neighborhood?
It began in the 1920s as a subdivision called Avenue Terrace. More building followed through the 1930s, including the Sunset Manor and Redwood Gardens subdivisions. A neighborhood association was founded here in 1944.
What kind of homes are in Redwood Heights?
Mostly homes from the 1920s through the 1950s. Styles include craftsman bungalows, storybook cottages, English Tudors, Spanish style, Mediterranean, and more, and some homes offer amazing views of the San Francisco Bay. Older hillside homes are worth a careful look before you write an offer. Like many homes in Oakland, drainage and foundation issues may be present because of the hills. Much of the Oakland hills is inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early.
Many homes from this era also keep their original floor plans, and those older layouts don't always fit how people live now.
What schools are in or near Redwood Heights?
Redwood Heights Elementary School, on 39th Avenue next to the neighborhood's recreation center, is a public school for kindergarten through grade 5 in the Oakland Unified School District. Laurel Elementary School and Carl B. Munck Elementary School are also close, and Bret Harte Middle School on Coolidge Avenue and Skyline High School on Skyline Boulevard are a short drive away. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.
What is Redwood Heights like?
Redwood Heights is in a beautiful hillside setting and is known for a strong sense of community. It is a little further out from Oakland's center, but it is a short drive to multiple neighborhoods, local amenities, restaurants, and shops.
What is there to do in and around Redwood Heights?
The neighborhood has its own recreation center and park, and Avenue Terrace Park sits at Jordan Road and Bennett Place.
Wonderful hikes in Redwood Regional Park are just a short drive away.
How do you get around from Redwood Heights?
Highway 13 runs along the neighborhood's eastern edge, and Interstate 580 is a short drive down 35th Avenue. The Fruitvale BART station is about two and a half miles away.
What should sellers in Redwood Heights know?
With homes from the 1920s through the 1950s on hillside lots, buyers here ask about the foundation, drainage, and original floor plans, and a pre-listing inspection helps answer them up front. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate before escrow closes, the sale triggers a sidewalk compliance certificate, with some exemptions, and a home in the City's Very High fire zone adds defensible space paperwork. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland lays out each step.
Why do homeowners sell in Redwood Heights?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
