These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Sequoyah Hills, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Sequoyah Hills. Want the numbers for your street? Ask Tanja.

Living in Sequoyah Hills

What it is like on the ground in Sequoyah Hills: getting around, errands, nature and schools, from Local Logic.

How did Sequoyah develop?

Around golf. The neighborhood grew up around two country clubs, Oak Knoll and Sequoyah. The tract was designed before World War I, and home sales resumed in 1923. The Sequoyah Country Club itself was founded in 1913. It is a private, member-owned club, and it hosted the Oakland Open from 1938 to 1944.

What kind of homes are in Sequoyah?

Two neighborhoods in one.

The lower, older part is the 1920s and 1930s tract known as Fairway Estates, with Spanish Revival, Tudor, and Colonial homes around the golf course.

The upper, newer part dates to the 1960s and includes 54 Eichler homes along with ranch-style houses.

Hillside homes of either era are worth a careful look before you write an offer. Like many homes in Oakland, drainage and foundation issues may be present because of the hills. Much of the Oakland hills is inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early.

In the older Fairway Estates part, as in much of older Oakland, some homes have had a new roof laid over the old one. There's a limit on how many roof layers a house can have, so it's worth asking how many are up there.

What schools are near Sequoyah?

The closest public schools are Grass Valley Elementary School on Dunkirk Avenue and Oakland Academy of Knowledge on Fontaine Street, both for kindergarten through grade 5, in the Oakland Unified School District. East Bay Innovation Academy, a public charter school for grades 6 through 12, is on Malcolm Avenue. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

What makes Sequoyah stand out?

If you are looking for an Eichler-style home in Oakland, your best chance of finding one is in this neighborhood. Other Oakland neighborhoods have mid-century modern homes, but Sequoyah has the Eichlers. The neighborhood has a suburban feel, and many homes have amazing views of San Francisco. Tanja sold a beautiful, well-maintained Eichler here with stunning views.

What is near Sequoyah?

The neighborhood backs up to Anthony Chabot Regional Park, so hiking trails, bike paths, and campgrounds are a short drive away. If you love golf, the private 18-hole Sequoyah Country Club is close by, and the Oakland Zoo and Knowland Park are minutes away. Leona Canyon Regional Open Space Preserve, run by the East Bay Regional Park District, is nearby too.

How do you get around from Sequoyah?

Interstate 580 is a few minutes down the hill, and Highway 13 ends at 580 a short drive north. The Coliseum BART station, the closest, is a drive of about three and a half miles.

What should sellers in Sequoyah know?

Sequoyah has two eras of homes, and they sell differently: the 1920s and 1930s Fairway Estates homes raise the older-home questions, including how many roof layers are up there, while the 1960s Eichlers draw buyers who care about original mid-century details. Oakland's own steps apply to both. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax, and the sewer lateral needs a compliance certificate or a time extension certificate before escrow closes. Who brings the lateral into compliance, the seller or the buyer, is negotiated. A home in the City's Very High fire zone adds defensible space paperwork. My page on selling your home in Oakland covers the details.

Why do homeowners sell in Sequoyah?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
