These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Upper Rockridge, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. Living in Upper Rockridge

What it is like on the ground in Upper Rockridge: getting around, errands, nature and schools, from Local Logic.

How did Upper Rockridge grow up?

Upper Rockridge began as a separate real estate development on the slope above Rockridge. The 1991 Oakland Hills fire burned a large part of it, and the fire came within about half a mile of College Avenue. A memorial wall for the fire sits beneath the Rockridge BART station.

What kind of homes are in Upper Rockridge?

Streets wind up the hillside here, and many homes look out toward the Bay. Because the 1991 Oakland Hills fire destroyed so many houses, many of the homes in the burned area were rebuilt afterward, and they sit among older homes that came through. The result is a mix of ages and styles. As with any home in Oakland, review the inspection reports, because old homes can come with old-home issues and drainage and foundation problems can show up on a hillside lot.

Hillside homes of any age deserve a careful look before you write an offer. Much of the Oakland hills is inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early.

What is near Upper Rockridge?

Temescal Regional Recreation Area, a regional park built around Lake Temescal, sits at the edge of the neighborhood near where Highway 24 and Highway 13 meet. Rockridge Park, a small neighborhood park on Rockridge Boulevard, is in the hills too. Down the hill, College Avenue has more than 80 restaurants, cafes, and shops, and Rockridge Market Hall is a market hall of specialty food counters.

How do you get around from Upper Rockridge?

Highway 24 runs along the base of the hills and Highway 13 along the eastern side, so freeway access is close. The Rockridge BART station is on College Avenue, down the hill, and AC Transit buses run along College Avenue.

What schools are in or near Upper Rockridge?

Hillcrest K-8 School, on Marguerite Drive, is a public school in the Oakland Unified School District, and Chabot Elementary School, on Chabot Road, is a public school for kindergarten through grade 5. Claremont Middle School is on College Avenue, and Oakland Technical High School is a short drive south on Broadway. Aurora School, a private school, is on Broadway Terrace. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

What should sellers in Upper Rockridge know?

Buyers in the hills ask different questions than buyers on the flats. Where a home was rebuilt after the 1991 Oakland Hills fire, they ask about the build date and the permits. Where it is older, they ask about the foundation, drainage, and electrical. Answering them before you list keeps them from becoming negotiating points later. Oakland's own steps apply here as everywhere in the city. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate before escrow closes, the sale triggers a sidewalk compliance certificate, with some exemptions, and a home in the City's Very High fire zone adds defensible space paperwork. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland lays it out.
