Few sales, weak data. Adams Point had only 7 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Adams Point, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Adams Point. Want the numbers for your street? Ask Tanja.

Living in Adams Point

What it is like on the ground in Adams Point: getting around, errands, nature and schools, from Local Logic.

Where does the name Adams Point come from?

From Edson Adams, an early landowner. After the 1906 San Francisco earthquake and fire, the area served as a camp for people displaced from San Francisco, and many of them stayed and helped grow Oakland.

What is Lakeside Park?

Lakeside Park was made from the point itself. Between 1893 and 1915 the area was cleared of houses and planted with lawns and imported trees. It is one of Oakland's larger parks and sits on Lake Merritt, which was designated a wildlife refuge in 1870. The lake's Necklace of Lights was first lit in 1925.

What is Children's Fairyland?

Children's Fairyland, in Lakeside Park, opened on September 2, 1950. It is a themed amusement park on about 10 acres, with play sets, small rides, and animals, and its puppet theater has been running since 1956.

What kind of homes are in Adams Point?

Mostly condos and apartments. Dense multifamily residential buildings define the neighborhood, especially along the Grand Avenue side of the lake. The Lakeside Apartments District next door, between Downtown and the lake, holds a concentration of historic luxury apartments, club buildings, and Art Deco structures, and much of it is a locally designated historic district. The art deco Bellevue-Staten Building is one of the area's landmarks.

What should sellers in Adams Point know?

Most sales here are condos, so the association documents come first: the budget, the reserves, the minutes, and the rules a buyer will read closely. Oakland adds its own steps on top. The City's transfer tax is charged in tiers on the whole price and Alameda County adds its own. The sewer lateral needs a compliance certificate or a time extension certificate under the East Bay regional program before escrow closes; in a condo building, ask the association early how the building's line is handled under the program. Who brings the lateral into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland walks through the rest.

Why do homeowners sell in Adams Point?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
