Few sales, weak data. Chabot Park had only 9 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Chabot Park, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Chabot Park. Want the numbers for your street? Ask Tanja.

How did Chabot Park grow up?
Chabot Park was planned in the 1940s. A 1947 Oakland Tribune article announced a 700-acre residential program, and Ken Bemis, head of the company behind the White Log Tavern restaurant chain, owned and developed the land. It was advertised as ranch homes in a country setting.

Joseph Knowland State Arboretum and Park and the Oakland Zoo are next door. Grass Valley Elementary School is on Dunkirk Avenue.
What kind of homes are in Chabot Park?
Chabot Park was planned and advertised as ranch homes, which gives it a different feel from Oakland's 1920s bungalow neighborhoods. As with any home in Oakland, review the inspection reports, because drainage and foundation problems can show up on a hillside lot.
Parts of the Oakland hills are inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early.
What schools are in or near Chabot Park?
Grass Valley Elementary School, on Dunkirk Avenue, is a public school in the Oakland Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.
What should sellers in Chabot Park know?
Buyers ask about the roof, the electrical, and any additions, and about drainage on sloped lots. Answering them before you list keeps them from becoming negotiating points later. Oakland's own steps apply here as everywhere in the city. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate before escrow closes, the sale triggers a sidewalk compliance certificate, with some exemptions, and a home in the City's Very High fire zone adds defensible space paperwork. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland lays it out.
Why do homeowners sell in Chabot Park?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
