These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Dimond District, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Dimond District. Want the numbers for your street? Ask Tanja.

Living in Dimond District

What it is like on the ground in Dimond District: getting around, errands, nature and schools, from Local Logic.

How did the Dimond grow up?

The district takes its name from Hugh Dimond, an Irish immigrant who came to California during the Gold Rush, made his money as a San Francisco merchant, and in 1867 bought 267 acres in the foothills along Sausal Creek, land that had been part of the Peralta family's Rancho San Antonio. The canyon became known as Dimond Canyon, and the flatter land below it as the Dimond district. It began as its own small settlement, and its post office opened in 1891.

In 1917, the City of Oakland bought 12 acres from the Dimond estate at Fruitvale Avenue for a park, which is today's Dimond Park. Much of the neighborhood around it filled in with bungalows in the 1920s.

What is the Dimond District known for?

Dimond Park and Dimond Canyon. Dimond Park was established in 1917 and runs along Dimond Canyon and Sausal Creek. It has playgrounds, picnic areas, trails, and a public swimming pool. A Boy Scout hut in the park is built from historic adobe bricks. The park's Lions Pool is home to one of the City of Oakland's youth recreational swim teams, which races on Saturday mornings.

Oaktoberfest. Every October the district holds Oaktoberfest, a nonprofit fundraiser with craft beer, food, and entertainment, co-hosted by the Dimond Improvement Association and the Dimond Merchants Association. The Dimond has long been an entertainment destination. In the early 1900s it was known as "Little Germany," and beer gardens and German vacation resorts lined the boulevard.

A working local business district. Around Fruitvale and MacArthur you'll find a French bakery, a natural grocer, taquerias, restaurants, a public library branch, and a run of neighborhood murals.

Getting around. The Fruitvale and MacArthur intersection is a major AC Transit hub with Transbay lines to San Francisco, and Interstate 580 is close by. The Fruitvale BART station is a little under two miles down Fruitvale Avenue.

What kind of homes are in the Dimond District?

Mostly 1920s bungalows, with Mission Revival styles mixed in. Just like many old homes in Oakland, you always want to review the home inspection reports, because old homes can come with old-home issues. Like many homes in Oakland, drainage and foundation issues may be present, especially where lots slope toward the hills.

Older electrical is another common find here, as it is across Oakland: original panels, and sometimes knob and tube wiring that still remains.

What schools are in or near the Dimond?

The closest public schools are Sequoia Elementary School on Lincoln Avenue, for kindergarten through grade 5, and Bret Harte Middle School on Coolidge Avenue, both in the Oakland Unified School District. Francophone Charter School of Oakland, a public charter school for kindergarten through grade 8, is also on Coolidge Avenue, and The Renaissance International School, a private school, is on Dimond Avenue. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

What do people like about the Dimond District?

The Dimond District is a lovely neighborhood that is centrally located in Oakland. There is easy freeway access, and there are multiple community amenities close by, including shopping, restaurants, hiking, bus lines, Oaktoberfest, and other fun things to do. Tanja is frequently at Oaktoberfest herself.

What should sellers in the Dimond District know?

With so many 1920s bungalows here, the questions buyers ask are about age: the foundation, drainage where lots slope toward the hills, and older electrical. Answering them before you list keeps them from becoming negotiating points later. Oakland's own steps apply too. The City's transfer tax is charged in tiers on the whole price plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate before escrow closes, and the sale triggers a sidewalk compliance certificate, with some exemptions. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland walks through the rest.

Why do homeowners sell in the Dimond District?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.

Work with an agent who knows the Dimond

Tanja Odzak has sold homes in the Dimond District and can usually spot an older home's condition issues by eye, often before the inspection report comes back. If you're weighing a purchase or thinking about selling, that conversation is worth having early.
