These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Glenview, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Glenview. Want the numbers for your street? Ask Tanja.

Living in Glenview
What it is like on the ground in Glenview: getting around, errands, nature and schools, from Local Logic.
How did Glenview grow up?
A developer, Wickham Havens Inc., subdivided Glenview around 1910. The early names were Fourth Avenue Terrace, east of Park Boulevard, and Fourth Avenue Terrace Extension, west of it. Most of the neighborhood was built out by the mid-1930s. Early maps even showed room for a Key System streetcar extension through the neighborhood, but that line was never built.
What is Glenview Village like?
The shops along Park Boulevard, known as Glenview Village, are small and quaint. There are a few restaurants, a little market, and a cafe. People head there to catch up with friends and neighbors, take the dog out and grab a coffee at Ultimate Grounds, get their nails done, get out of the house for a bit, or grab a burger at Park Burger.
What kind of homes are in Glenview?
Glenview is mostly craftsman homes and California bungalows, with a large share built in the 1920s. Like many hilly Oakland neighborhoods, drainage and foundation issues can show up in homes here, so it's worth having someone check for them before you make an offer.
Old homes come with old-home issues, and that's true all over Oakland. One to watch for is older electrical: original panels, and sometimes knob and tube wiring that still remains.
For home sales in Oakland, the sale triggers a sidewalk compliance certificate for the home's sidewalk, though some exemptions exist. I encourage sellers to get a sidewalk bid early. Who brings the sidewalk into compliance is a point of negotiation, and a buyer may or may not agree to take it on.
What schools are in or near Glenview?
Glenview Elementary School, on La Cresta Avenue, is a public school for kindergarten through grade 5 in the Oakland Unified School District. Edna Brewer Middle School on 13th Avenue and Bret Harte Middle School on Coolidge Avenue are a short drive away, and Oakland High School is on MacArthur Boulevard. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.
What draws buyers to Glenview?
Buyers who look at Glenview are usually after a charming older home in a neighborhood with a real center: close to restaurants and cafes, centrally located in Oakland. Many are buying their first home and are specifically looking for a neighborhood with a strong sense of community, not just a house.
How do you get around from Glenview?
Interstate 580 runs along Glenview's southern edge, and Highway 13 is a short drive up Park Boulevard. The Fruitvale BART station is a little over two miles away, and AC Transit runs along Park Boulevard.
What should sellers in Glenview know?
A Glenview Craftsman from the 1920s sells on its condition as much as its charm, so it helps to know what an inspector will say about the foundation, drainage, and electrical before buyers do. Oakland adds its own steps. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate under the East Bay regional program before escrow closes. Who brings the lateral into compliance, the seller or the buyer, is negotiated. And for home sales in Oakland, the sale triggers a sidewalk compliance certificate for the home's sidewalk, with some exemptions; sellers are encouraged to get a sidewalk bid early, and who brings it into compliance is a point of negotiation. My page on selling your home in Oakland covers each step.
Why do homeowners sell in Glenview?
Homeowners in Glenview move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
A neighborhood that shows up for its own traditions
Halloween is a big deal in Glenview. The neighborhood gets genuinely into it and turns it into a fun night for the whole neighborhood. It's the kind of local tradition that tells you more about a neighborhood's character than any listing photo can.
In summer, Lions Pool in Dimond Park, right next door, is home to one of the City of Oakland's youth recreational swim teams, which races on Saturday mornings.
