These numbers count townhouses and condos only, because no single-family homes sold in Hiller Highlands in the past 12 months. They are the townhouses and condos that closed in Hiller Highlands, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. Living in Hiller Highlands
What it is like on the ground in Hiller Highlands: getting around, errands, nature and schools, from Local Logic.
What are the views like in Hiller Highlands?
Homes up here can have panoramic views of the Bay, San Francisco, the Oakland skyline, and Marin. It's especially gorgeous when the fog rolls in.
How did Hiller Highlands begin?
Inventor Stanley Hiller Sr. started Hiller Highlands to show that underground utilities, run through a single channel, could work. In the 1950s he divided his hillside property into 27 lots with underground utilities. PG&E refused to connect utilities to the lots, so he could not sell them until 1963. As more homes were built, new homeowners associations followed, numbered one through six, added in 1966, 1968, 1971, 1972, 1977, and 1981.
What happened in 1991?
The Oakland firestorm of 1991 destroyed the entire Hiller Highlands neighborhood. The neighborhood was rebuilt afterward, and the rebuilding somewhat reshaped it when the townhomes went back up.
What kind of homes are in Hiller Highlands?
Because of the 1991 Oakland Hills fire, the homes up here are newer, so many of the old-home issues found across Oakland don't apply. Much of the Oakland hills is inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early. Hiller Highlands includes townhomes, and buyers looking at one should read the homeowners association's documents closely, since the associations are part of how the neighborhood works.
What schools are near Hiller Highlands?
Bentley School's kindergarten through grade 8 campus is on Hiller Drive, in the neighborhood itself; it is a private school. Hiller Highlands homes are in the Oakland Unified School District, and the closest Oakland public schools are Chabot Elementary School on Chabot Road and Claremont Middle School on College Avenue, with Oakland Technical High School on Broadway. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.
How do you get around from Hiller Highlands?
The neighborhood has easy highway access and sits close to the Rockridge BART station. The shops and restaurants of Rockridge, Temescal, and Montclair are all a short drive away.
What parks are near Hiller Highlands?
Two regional preserves are close by. Sibley Volcanic Regional Preserve, on Skyline Boulevard, centers on Round Top, a peak made of lava and volcanic debris from a 10-million-year-old volcano, and the East Bay Skyline National Recreation Trail runs along its ridge. Claremont Canyon Regional Preserve sits in the hills near the historic Claremont Resort & Club, and its Stonewall-Panoramic Trail climbs to a view of Oakland, Berkeley, San Francisco Bay, and the Golden Gate Bridge.
What draws buyers to Hiller Highlands?
Buyers who look at Hiller Highlands usually want a newer hillside home with big views, quick highway and BART access, and nature right next door.
What should sellers in Hiller Highlands know?
Because Hiller Highlands was rebuilt after 1991, buyers here focus less on old-home repairs and more on the homeowners association's documents, the roof and siding, and the fire paperwork. The neighborhood sits in the City's Very High Fire Hazard Severity Zone, so a sale includes defensible space documentation under state law. The City's transfer tax is charged in tiers on the whole price plus Alameda County's own transfer tax. My page on selling your home in Oakland covers the rest.
Why do homeowners sell in Hiller Highlands?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
