These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Maxwell Park, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. Living in Maxwell Park

What it is like on the ground in Maxwell Park: getting around, errands, nature and schools, from Local Logic.

Where did Maxwell Park come from?

John P. Maxwell, a hardware store owner, bought the land to develop it for housing. Lot sales began in 1921 and were sold out by 1922. Because the tract was developed in the 1920s, each house was designed with some individuality, so the neighborhood ended up with a real variety of styles instead of one repeated plan. Electric train lines ran nearby, and the 55th Avenue streetcar was routed into the area.

What is the park in Maxwell Park?

The neighborhood's namesake park sits at Allendale Avenue, between Fleming and Allendale Avenues and High Street and Monticello Avenue. It has a playground, chess tables, wildflowers that start to bloom in April, and mosaic work on the outside of its restrooms.

What kind of homes are in Maxwell Park?

Mostly single-family homes from the 1920s in a mix of styles, built on rolling hills. Maxwell Park is a lovely, charming neighborhood with adorable homes, and many of them have views of the Bay and of the fireworks shows at the Coliseum. Homes can look small from the front, but because many sit on a slope, they can be built out at the back and be much bigger than they first appear.

Homes of this age are worth a careful look before you write an offer, and Tanja can usually spot an older home's condition issues by eye.

When a home sells here, the sidewalk out front is part of it too. An Oakland sale triggers a sidewalk compliance certificate for the home's sidewalk, with some exemptions, and whether the seller or the buyer brings it into compliance can be part of the negotiation.

What schools are in or near Maxwell Park?

Melrose Leadership Academy, a public school for kindergarten through grade 8, is on Fleming Avenue, next to the neighborhood's park, and Horace Mann Elementary School is on Ygnacio Avenue. Both are in the Oakland Unified School District, and Fremont High School is on Foothill Boulevard. Next door on Northeastern University's Oakland campus, the former Mills College, are two private schools: the Mills College Children's School, for kindergarten through grade 5, and the Julia Morgan School for Girls, for grades 6 through 8. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

A famous former resident

Bruce Lee lived in Maxwell Park starting in 1964, training and teaching martial arts in a friend's garage studio there.

How do you get around from Maxwell Park?

Interstate 580 runs along the neighborhood's upper edge, and the Fruitvale and Coliseum BART stations are each a little under two miles away. AC Transit runs along MacArthur Boulevard and High Street.

What should sellers in Maxwell Park know?

Maxwell Park's homes were built one at a time in the 1920s, each a little different, so comparable sales have to be chosen carefully, and a home that looks small from the street can be larger at the back. Buyers will also ask about the foundation and drainage on the sloped lots. Oakland's own steps come with the sale: the City's transfer tax, charged in tiers on the whole price, plus Alameda County's own transfer tax, and a sewer lateral compliance certificate or time extension certificate before escrow closes. Who brings the lateral into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland walks through each step.

Why do homeowners sell in Maxwell Park?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
