Few sales, weak data. Woodminster had only 4 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Woodminster, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Woodminster. Want the numbers for your street? Ask Tanja.

Living in Woodminster

What it is like on the ground in Woodminster: getting around, errands, nature and schools, from Local Logic.

What is the Woodminster Amphitheater?

A 2,000-seat outdoor theater built as a Works Progress Administration project, with construction starting in 1935, and dedicated as a memorial to California's poets and writers. A cascade drops about 100 feet down the hillside from three pools, with stairways and paths alongside it and a reflecting pool below. Plantings in the Writers Memorial Grove honor California authors including Joaquin Miller, Bret Harte, Jack London, and Mark Twain.

The amphitheater still hosts an annual program of summer musicals. Woodminster Summer Musicals has performed there since 1967.

What is Joaquin Miller Park?

The park is named for the early California poet Joaquin Miller, who bought the land in the 1880s and called it "The Hights." It opened as a park in 1919 and covers hundreds of acres of coast redwoods, live oaks, and pines, with miles of trails for hiking, biking, and horseback riding, an off-leash dog area, a playground, and picnic areas.

What kind of homes are near Woodminster?

In many ways Woodminster is similar to Montclair, and many people confuse the two neighborhoods, but Woodminster is a bit further out. It is set up on the hillside, and homes here can have impressive views of the San Francisco Bay Area, the Bay, multiple bridges, and canyons, with some homes having incredible panoramic views. There are many custom mid-century homes built into the steep hillside. Woodminster is a beautiful, wooded neighborhood, and the homes are built into the tree canopy.

Tanja sold a super cool "telephone pole" home here with stunning views of the Bay, including from the swimming pool.

Hillside homes are worth a careful look before you write an offer. Like many homes in Oakland, drainage and foundation issues may be present because of the hills.

What should you know about insurance in Woodminster?

Insurance may or may not be an issue, because not every area automatically falls to the California FAIR Plan. Check with a local insurance agent who specializes in fire hazard before you write an offer on a home here, so there are no surprises. Much of the Oakland hills is inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early.

What schools are near Woodminster?

Joaquin Miller Elementary School, for kindergarten through grade 5, and Montera Middle School sit side by side on Ascot Drive, just below Joaquin Miller Park, and Skyline High School is on Skyline Boulevard. All three are in the Oakland Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

How do you get around from Woodminster?

Joaquin Miller Road runs down to Highway 13, a few minutes away, and Interstate 580 is a short drive beyond it. The nearest BART station, Fruitvale, is a drive of a little over three miles.

What should sellers in Woodminster know?

Custom mid-century homes set into steep hillsides don't have many exact matches, so pricing takes careful comparable sales, and buyers will look at the foundation, drainage, and how the home is built into the slope. The fire zone matters here too: plan for defensible space documentation if the home is in the City's Very High zone, and for insurance questions from buyers. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax, and the sewer lateral needs a compliance certificate or a time extension certificate before escrow closes. Who brings the lateral into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland covers each step.

Why do homeowners sell in Woodminster?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
