Few sales, weak data. Skyline-Hillcrest Estates had only 8 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Skyline-Hillcrest Estates, from the MLS. Living in Skyline-Hillcrest Estates

What it is like on the ground in Skyline-Hillcrest Estates: getting around, errands, nature and schools, from Local Logic.

How did Skyline-Hillcrest Estates begin?

Lots here started selling in 1947, according to an Oakland Post Enquirer ad from that year. On January 20, 1947, the American Trust Company filed the survey that divided this stretch of the hills south of Redwood Road into lots of an acre or more, and the Mason-McDuffie Company sold them from an office at the corner of Skyline Boulevard and Redwood Road. The first houses went up in 1950, and in 1951 more than a dozen buyers bought lots and started building.

What kind of homes are in Skyline-Hillcrest Estates?

The homes are large and beautiful. The types range from midcentury modern homes to late-1960s ranch styles to contemporary rebuilds, and more. Hillside homes are worth a careful look before you write an offer. Like many homes in Oakland, drainage and foundation issues may be present because of the hills. Much of the Oakland hills is inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early.

What schools are near Skyline-Hillcrest Estates?

The closest public schools are Carl B. Munck Elementary School on Campus Drive, for kindergarten through grade 5, and Skyline High School on Skyline Boulevard, both in the Oakland Unified School District. Merritt College, a community college, is also on Campus Drive. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

What is it like next to Redwood Regional Park?

Some homes back straight onto the park. Tanja sold a home here, and the seller told her he grew up in it. There was no fence between the house and the park, so as a boy he could run out of the backyard and straight into the redwood forest.

Dr. Aurelia Reinhardt Redwood Regional Park covers 1,833 acres off Redwood Road, with a forest of coast redwoods, nearly 40 miles of trails for hiking, jogging, and horseback riding, Redwood Creek, and picnic areas. The Bay Area Ridge Trail and the East Bay Skyline National Trail pass through part of it. Leona Canyon Regional Open Space Preserve is also in the Oakland hills, off Keller Avenue, and extends toward Merritt College. The East Bay Regional Park District runs both.

How do you get around from Skyline-Hillcrest Estates?

Redwood Road and Joaquin Miller Road run down to Highway 13 and Interstate 580. The nearest BART stations, Fruitvale and the Coliseum, are each a drive of a little over three miles.

What should sellers in Skyline-Hillcrest Estates know?

Skyline-Hillcrest Estates has larger homes on big hillside lots, many of them custom, so comparable sales are few and have to be chosen with care, and buyers will look closely at the slope, drainage, and retaining walls. The neighborhood sits in the City's Very High fire zone, so a sale includes defensible space documentation under state law. The City's transfer tax is charged in tiers on the whole price plus Alameda County's own transfer tax, and the sewer lateral needs a compliance certificate or a time extension certificate before escrow closes. Who brings the lateral into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland walks through each step.

Why do homeowners sell in Skyline-Hillcrest Estates?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
