Few sales, weak data. Temescal had only 23 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Temescal, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Temescal. Want the numbers for your street? Ask Tanja.

Living in Temescal
What it is like on the ground in Temescal: getting around, errands, nature and schools, from Local Logic.
Where does the name Temescal come from?
From Temescal Creek. "Temescal" comes from a Nahuatl word meaning "sweat lodge," and the creek was likely named by the Peralta family or their ranch hands after they saw Ohlone structures like ones elsewhere in New Spain.
What is Temescal's history?
Temescal grew up around Vicente Peralta's estate near Telegraph Avenue and Claremont Boulevard. In 1890 it was still a small town separate from Oakland, and in 1897 its residents voted to join the city. An historic Italian community developed here, and the streetcar era made Temescal a busy commercial hub. Temescal Creek was covered over as the city grew, and it still flows beneath 51st Street and Telegraph Avenue.
What is Telegraph Avenue like?
Temescal's commercial heart runs along Telegraph Avenue between the MacArthur BART station and 51st Street, with restaurants along the way. The neighborhood also has the Studio One Art Center and Temescal Pool, and a Sunday farmers' market. In summer, Temescal Pool is home to one of the City of Oakland's youth recreational swim teams, which races on Saturday mornings.
What kind of homes are in Temescal?
Mostly early twentieth-century bungalows along tree-lined streets, with many multi-family homes and mid-size apartment buildings mixed in. Homes of this age are worth a careful look before you write an offer.
Like much of Oakland's older housing, some homes here still have original electrical panels or knob and tube wiring, and many have had several owners who each cared for the house differently.
What schools are in or near Temescal?
Emerson Elementary School, on Lawton Avenue, is a public school for kindergarten through grade 5, and Oakland International High School is on Webster Street. Oakland Technical High School is on Broadway at the neighborhood's southern end. All three are in the Oakland Unified School District. Park Day School, a private school for kindergarten through grade 8, is on 42nd Street. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.
What is it like to live in Temescal?
Temescal is a vibrant, trendy, artistic, and historic neighborhood of Oakland. Between Temescal Alley, the Sunday farmers' market, and a well-known restaurant scene centered on Telegraph Avenue and 51st Street, there is no shortage of cool. The Oakland Tool Lending Library is here too, in the basement of the Temescal library branch. At Halloween, Temescal is one of the places to be.
How do you get around Temescal?
MacArthur BART station serves the neighborhood.
What should sellers in Temescal know?
Temescal mixes early twentieth-century bungalows with multi-family homes and apartment buildings, and a rented unit changes the sale: Oakland's Rent Adjustment Program and just cause eviction rules may apply, so talk with an attorney before you list a building with tenants. For a house, the Oakland basics apply. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax; the sewer lateral needs a compliance certificate or a time extension certificate before escrow closes; and the sale triggers a sidewalk compliance certificate, with some exemptions. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland covers each step.
Why do homeowners sell in Temescal?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
