Living in Piedmont Pines & Shepherd Canyon

What it is like on the ground in Piedmont Pines & Shepherd Canyon: getting around, errands, nature and schools, from Local Logic.

How did Piedmont Pines grow up?

The land was the Smith Reserve, once owned by F. M. "Borax" Smith. The Realty Syndicate announced 300 acres for sale in May 1926, about 1,600 lots, and gave the streets English names such as Ascot, Chelsea, Beaconsfield, Holyrood, and Keswick. A Spanish-style exhibition home, Casa Altadena, opened in 1928 on Chelton Drive. The tract was re-subdivided and renamed Piedmont Pines in the early 1930s, and the neighborhood association has been active since 1941. The Boy Scouts' Camp Dimond ran here from 1919 to 1948, on land where Joaquin Miller Elementary School and Montera Middle School were later built.

How did Shepherd Canyon get its name?

The canyon is named for the Shepherd family, who owned about 200 acres and lived there from 1875 into the early 1900s. A road through it connected to Skyline Boulevard and is now Shepherd Canyon Road. The Sacramento Northern Railroad ran up the canyon to a tunnel, and its old right-of-way is now the Montclair Railroad Trail. In the 1950s the state bought land in the canyon for a freeway, Highway 77, that would have extended Park Boulevard. The 1975 Shepherd Canyon Corridor Plan preserved the land instead.

What are Shepherd Canyon Park and the Montclair Railroad Trail like?

Shepherd Canyon Park, at 6000 Shepherd Canyon Road, is a 34-acre park with youth sports fields on the former Shepherd Creek channel, a small climbing structure, hillside trails, and a picnic area off Escher Drive with creek access. The Montclair Railroad Trail follows the old rail line from behind Montclair Village up through the canyon to Saroni Drive and Shepherd Canyon Road, about 1.4 miles, with signs about the railway.

What is Painted Rock?

Painted Rock sits in Marjorie Saunders Park, at the fork of Ascot Drive and Chelton Drive. Residents have painted messages on it since the 1960s. The park was renamed for Marjorie Saunders in 2004. Joaquin Miller Park forms the southern edge of Piedmont Pines.

What kind of homes are in Piedmont Pines and Shepherd Canyon?

Piedmont Pines has Spanish-style and English-style homes from the late 1920s and 1930s, along with Arts and Crafts and mid-century modern houses and many built in the decades since, among oak, eucalyptus, and pine trees. As with any home in Oakland, review the inspection reports, because old homes can come with old-home issues and drainage and foundation problems can show up on a hillside lot.

Hillside homes of any age deserve a careful look before you write an offer. Much of the Oakland hills is inside the City's Very High Fire Hazard Severity Zone, which the City kept in place in 2025, so check the address: a sale in the zone includes defensible space paperwork under state law, and it is worth getting insurance quotes early.

What schools are in or near Piedmont Pines?

Joaquin Miller Elementary School and Montera Middle School are both in the Oakland Unified School District, and both sit on land that was once Camp Dimond. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

How do you get around from Piedmont Pines?

Highway 13 runs along the western edge and Skyline Boulevard along the eastern edge. Piedmont Pines has no shopping district of its own, so errands head to Montclair Village, next to Highway 13.

What should sellers in Piedmont Pines and Shepherd Canyon know?

Buyers in the hills ask about the foundation, drainage, the age of the roof and the electrical, and the tree cover around the house. Answering them before you list keeps them from becoming negotiating points later. Oakland's own steps apply here as everywhere in the city. The City's transfer tax is charged in tiers on the whole price, plus Alameda County's own transfer tax. The sewer lateral needs a compliance certificate or a time extension certificate before escrow closes, the sale triggers a sidewalk compliance certificate, with some exemptions, and a home in the City's Very High fire zone adds defensible space paperwork. Who brings the sewer lateral and the sidewalk into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland lays it out.

Why do homeowners sell in Piedmont Pines and Shepherd Canyon?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
