These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Claremont, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Claremont. Want the numbers for your street? Ask Tanja.

How did Claremont Park begin?
Much of the Berkeley side began as Claremont Park, a "residence park" laid out in 1905 on the 125-acre Edson Adams ranch. The developer was Mason-McDuffie, and the architect was John Galen Howard, who was also the University of California's supervising architect. The plan drew on the landscape ideas of Frederick Law Olmsted: instead of a grid, the streets, retaining walls, and tree plantings follow the land, and the homes were set around the path of a creek that wound through the tract. The entrance gates and pillars were built of native stone quarried in North Berkeley. Most of the houses here went up between 1905 and 1930.
Howard also designed a grand stairway from The Uplands up to Hillcrest Court, which was taken down in 1958. The tract's public improvements became a City of Berkeley Landmark in 1984, and a plaque marks them at Claremont Avenue and The Uplands.
What are the Claremont Court gates?
A year later, in 1906, Howard designed another set of gates for Mason-McDuffie's Claremont Court tract, at Claremont Boulevard and Russell Street. The red brick pillars carry ivory-colored terra-cotta trim, Ionic capitals, and clusters of acanthus leaves in the Beaux-Arts style. A center pillar that once split the street was removed as cars became common. More entry gates stand on Avalon Avenue, Forest Avenue, Derby Street, and Russell Street, and the gates became a City of Berkeley Landmark in 2005.
What kind of homes are in Claremont?
Claremont is known for charming, historic architecture: Craftsman, Tudor, and Mediterranean Revival homes, along with luxury estates higher in the hills. Much of the housing on the Berkeley side dates from Claremont Park's first twenty-five years.
What should you look for in a Claremont hillside home? Homes built on a slope deserve a careful look before you write an offer. Drainage and foundation problems show up in older hillside homes all over the East Bay, and a century-old retaining wall is worth a close look too. Berkeley also has its own sewer lateral ordinance: a Sewer Lateral Certificate of Compliance from the City is needed before escrow closes, and a certificate from EBMUD doesn't satisfy it. Who handles it is negotiable between buyer and seller.
What schools are in Claremont?
John Muir Elementary School, on Claremont Avenue, is in the neighborhood. Emerson Elementary School on Forest Avenue and Willard Middle School on Stuart Street are close by, and Maybeck High School, a private high school, is on College Avenue. Berkeley High School, the city's public high school, is downtown on Allston Way. All of Berkeley's public schools are part of the Berkeley Unified School District. School assignment doesn't follow neighborhood names, so check with the district for any address you're considering. The Berkeley page lists the public and private schools across the city.
What is the Claremont Resort & Club?
The Claremont Resort & Club opened in 1915 as the Claremont Hotel, a Tudor Revival landmark designed by Charles William Dickey and Walter D. Reed. Its 160-foot central tower makes it one of the tallest wooden buildings in the world. It carries a Berkeley mailing address on Tunnel Road, but the hotel building itself sits in Oakland, with only two small parts of the property inside Berkeley. It took its current name in 2025.
What is Claremont Canyon like?
Claremont Canyon Regional Preserve covers 208 acres of the Berkeley and Oakland hills behind the hotel, along upper Claremont Avenue. The Stonewall-Panoramic Trail climbs about three quarters of a mile to the ridgetop, with views across Berkeley, Oakland, the Bay, and the Golden Gate Bridge. Claremont Creek runs down the canyon to join Temescal Creek, and black-tailed deer, gray foxes, and red-tailed hawks live in the grassland and oak and bay woodland. The main trailhead is on Stonewall Road, just across the Oakland line.
What's close to Claremont?
The shops, restaurants, and Elmwood Theater on College Avenue are just downhill, the UC Berkeley campus is a short drive north, and Oakland's Rockridge is close by to the south.
What should sellers in Claremont know?
Selling a single-family home or duplex in Berkeley starts with a Home Energy Score before listing, under the city's Building Emissions Saving Ordinance (BESO). My Berkeley home selling page walks through the rest.
What draws buyers to Claremont?
Buyers who look at Claremont usually want a historic home or a luxury estate with real architectural character, a hillside setting, trails in the canyon above, and shops and restaurants close by below.
Why do homeowners sell in Claremont?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
