These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in North Berkeley, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under North Berkeley. Want the numbers for your street? Ask Tanja.

What is North Shattuck?

The stretch of Shattuck Avenue from about Rose Street to Delaware Street, plus nearby blocks of Vine and Walnut, is where much of California cuisine got its start. Peet's opened its first store at Walnut and Vine in 1966. The Cheese Board opened in 1967 and became worker-owned in 1971. That same year, Alice Waters and Paul Aratow opened Chez Panisse at 1517 Shattuck Avenue, with its upstairs café following in 1980. Today the local merchants' association calls the district North Shattuck.

Today the district still mixes restaurants, bakeries, coffee, and specialty food shops with the Berkeley Art Center on Walnut Street, a gallery in a historic brick building on Shattuck, and a farmers' market.

What happened in the 1923 fire?

On September 17, 1923, a fire that started in Wildcat Canyon, east of the ridge, swept down through the La Loma Park and Northside areas. It burned about 640 buildings, 584 of them homes, before it stopped at Hearst and Shattuck Avenues, where larger water mains helped and the afternoon sea breeze returned. When the neighborhood rebuilt, stucco walls and tile roofs largely replaced the wood siding and cedar shakes that had been popular before. That is part of why a North Berkeley street can have a brown shingle next to a 1920s stucco home.

What is the Hillside Club?

Neighbors founded the Hillside Club in 1898 to protect the hills from careless grading and buildings that didn't fit the land. Its early members included architects Bernard Maybeck and John Galen Howard and writer Charles Keeler, and its Arts and Crafts ideals, homes built of natural materials that follow the hillside, shaped how North Berkeley looks. Maybeck's 1906 clubhouse on Cedar Street burned in the 1923 fire, and the replacement, designed by John White, opened in 1924. It is on the National Register of Historic Places and is a Berkeley Landmark.

What kind of homes are in North Berkeley?

North Berkeley's Craftsman and brown shingle homes climb the hills toward Tilden Regional Park, alongside the stucco homes built after the 1923 fire. The streets get steeper and more winding the higher you go, and the homes tend to get larger, including some of North Berkeley's luxury homes.

What should you look for in an older North Berkeley home? Many homes here still carry original electrical panels, and some have knob and tube wiring that still remains. On the hillside, earthquake, wildfire, and slope considerations are worth understanding too: the Hayward Fault runs along the base of the Berkeley Hills, so it's smart to know what seismic work a home has had. Read the inspection reports closely before you commit.

What schools are in North Berkeley?

Berkeley Arts Magnet at Whittier, a public elementary school on Virginia Street, is in the neighborhood, and Martin Luther King Middle School is on Rose Street. Private schools nearby include Bayhill High School on Virginia Street and School of the Madeleine, for kindergarten through grade 8, on Milvia Street. Berkeley High School, the city's public high school, is downtown on Allston Way. All of Berkeley's public schools are part of the Berkeley Unified School District. School assignment doesn't follow neighborhood names, so check with the district for any address you're considering. The Berkeley page lists the public and private schools across the city.

What parks are in North Berkeley?

The Berkeley Rose Garden at 1200 Euclid Avenue was built between 1933 and 1937 with federal relief funds. It is a terraced amphitheater in a small canyon, with views of the Bay and the Golden Gate, and Codornices Creek runs through it. The roses peak in mid-May. Across Euclid, Codornices Park dates to 1915, and a pedestrian tunnel built in 1928 and 1929 links the two. Codornices is known for its long concrete slide.

Live Oak Park at 1301 Shattuck Avenue has a seasonal creek under old oaks, a community center with a theater, and courts and picnic areas. John Hinkel Park on Somerset Place has a historic stone amphitheater and stage in a grove of oaks and bays, with winding paths and wooden bridges. And Tilden Regional Park, with its lake, carousel, botanic garden, and ridge trails, is just over the top of the hills.
