These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in South Berkeley & Southside, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. Living in South Berkeley & Southside
What it is like on the ground in South Berkeley & Southside: getting around, errands, nature and schools, from Local Logic.
Where are South Berkeley and Southside?
Southside runs roughly from Bancroft Way on the north to Dwight Way on the south, and from Fulton Street on the west to Panoramic Hill on the east. The campus lies directly across Bancroft Way, and Downtown Berkeley is to the northwest.
South Berkeley begins at Dwight Way and runs south to the Oakland city line, from Telegraph Avenue on the east to Sacramento Street or San Pablo Avenue on the west, depending on who draws the map. The Elmwood lies to the east, and North Oakland sits just across the southern line.
How did South Berkeley begin?
The land was once part of Rancho San Antonio, the huge land grant given to Luis María Peralta in 1820. By 1872, the Berkeley Land and Title Association had mapped the grid of streets you still see today, before a single house stood on it. The first home went up in 1873 for Mark Ashby, whose family name lives on in Ashby Avenue.
How was Southside planned?
Southside began in the 1860s as a real estate project of the College of California, the private college that became the University of California. The college first hired Frederick Law Olmsted to plan the town, but in the end the developers chose a simple grid, with streets named in alphabetical order for well-known scholars. The east-west streets were Allston, Bancroft, Channing, and Dwight. The north-south streets were Audubon (now College Avenue), Bowditch, Choate (now Telegraph Avenue), Dana, Ellsworth, and Fulton. Durant, Haste, Kittredge, and Atherton came later. After the university moved to Berkeley in 1873, horsecar and then streetcar lines along Telegraph Avenue brought steady growth. From the 1950s through the 1970s, the university bought much of the northern part of the neighborhood for campus buildings and residence halls.
What is the Lorin District?
The Lorin District grew up around a busy streetcar intersection on Adeline Street, and two banks anchored it. One of them, the South Berkeley Bank at 3290 Adeline Street, was designed in 1906 by John Galen Howard, the University of California's supervising architect. Its Mission Revival front has Beaux-Arts details and a rounded corner entrance, and Howard built it of reinforced concrete in response to the 1906 earthquake and fire. It is a City of Berkeley Landmark.
A few doors down, the Lorin Theater at 3332 Adeline Street was South Berkeley's neighborhood movie house. Architect James Plachek redesigned it in 1921 with 1,500 seats, an organ for silent films, and an Italian Renaissance front. Since 1954 it has been home to the Phillips Temple C.M.E. Church, whose congregation restored the facade and strengthened the building for earthquakes in 1999. It is a City of Berkeley Landmark too.
What is Telegraph Avenue like?
Telegraph Avenue is Southside's main street and the classic gateway to the campus, running south from Bancroft Way toward Oakland. In the 1960s it became famous as the heart of Berkeley's counterculture and free speech era, and it is still lined with bookstores, record shops, cafes, and casual restaurants. Moe's Books, founded in 1959 by Moe and Barbara Moskowitz and at 2476 Telegraph since the 1960s, fills four floors with new and used books and appeared in the 1967 film The Graduate. Record stores like Amoeba Music and Rasputin still sell vinyl nearby, and Durant Avenue east of Telegraph has a cluster of Asian restaurants.
What are Southside's landmarks?
The Berkeley City Club at 2315 Durant Avenue was designed by Julia Morgan, the first woman licensed as an architect in California, and opened in 1930 as the clubhouse of the Berkeley Women's City Club. Its blend of Moorish and Gothic design makes it one of Morgan's best-known works. It is a California Historical Landmark, on the National Register of Historic Places, and a Berkeley Landmark, and today it operates as a historic hotel and event space.
A few blocks south, the First Church of Christ, Scientist at Dwight Way and Bowditch Street was designed by Bernard Maybeck in 1910. It combines Craftsman design with Byzantine, Romanesque, and Gothic touches, under a pair of great crossed trusses, and is widely considered one of Maybeck's masterpieces. It is a National Historic Landmark and a Berkeley Landmark.
People's Park, the block bounded by Haste Street, Bowditch Street, and Dwight Way just east of Telegraph Avenue, became a symbol of the activism of the late 1960s, part of the era of protest and civil rights activism that shaped UC Berkeley and the city. Activists turned the university-owned lot into a park on April 20, 1969, and the conflict over the university's plans for it became one of the defining moments in Berkeley's history. The City of Berkeley declared it a historical and cultural landmark in 1984, and the university is now building new housing on the site.
Just to the east, Panoramic Hill rises as a National Register historic district of Arts and Crafts homes.
What is there to do in South Berkeley?
The Lorin District mixes art, theater, antiques, and food. Shotgun Players and the Berkeley Black Repertory Theater perform here, and the Lacis Museum of Lace and Textiles on Adeline Street is devoted entirely to lace and textiles. The Berkeley Flea Market sets up on Ashby Avenue, and the South Berkeley Farmers' Market brings local growers to the neighborhood. La Peña Cultural Center hosts music and events, and the Berkeley Tool Lending Library lends tools for home projects, which comes in handy with an older house. In 2018, a 100-foot mural telling South Berkeley's history was painted on Ashby Avenue at Ellis Street.
What kind of homes are in South Berkeley and Southside?
South Berkeley is mostly older homes on flat, gridded streets, the kind of blocks laid out before the automobile. Because the streets were mapped in the 1870s and filled in over the following decades, homes from many different eras can stand side by side on the same block. Southside is one of the denser parts of Berkeley, close to campus, with apartment buildings and older homes on its gridded streets.
What should you look for in an older South Berkeley or Southside home? Old homes come with old-home issues. Many older homes still have their original electrical panels, and some carry knob and tube wiring that still remains. A building that has been divided, added onto, or converted over the years is worth checking for permits, since unpermitted work can surface late in a sale. For a condominium, read the association documents closely. Berkeley also has its own sewer lateral ordinance: a Sewer Lateral Certificate of Compliance from the City is needed before escrow closes, some transfers are exempt, and a certificate from EBMUD doesn't satisfy it. Who handles it is negotiable between buyer and seller, and it's worth testing the line early. Berkeley's energy score rule under the Building Emissions Saving Ordinance (BESO) covers single-family homes and duplexes, not condominiums.
What schools are in South Berkeley and Southside?
Malcolm X Elementary School, on Prince Street, is in South Berkeley, and Sylvia Mendez Elementary School is close by on Ellsworth Street. The district's Berkeley Technology Academy, a continuation high school, and Berkeley Independent Study share a campus on Martin Luther King Jr. Way. Near Southside, Emerson Elementary School on Forest Avenue and Willard Middle School on Stuart Street are the closest public schools, Berkeley Rose Waldorf School, a private school for preschool through grade 8, is nearby, and Maybeck High School, a private high school, is on College Avenue. Berkeley High School, the city's public high school, is downtown on Allston Way. All of Berkeley's public schools are part of the Berkeley Unified School District. School assignment doesn't follow neighborhood names, so check with the district for any address you're considering. The Berkeley page lists the public and private schools across the city.
How do you get around from South Berkeley and Southside?
Ashby BART puts downtown Berkeley, Oakland, and San Francisco within reach without a car, and AC Transit buses cross the neighborhood. Downtown Berkeley's BART station and theaters are a short trip northwest of Southside, and the UC Berkeley campus is right across Bancroft Way, with Sather Gate, Sather Tower's observation deck, Strawberry Creek under the redwoods, and the Greek Theatre up the hill. Tanja earned her Bachelor of Science there, and the campus is open to everyone.
What should sellers in South Berkeley and Southside know?
For a single-family home or duplex, a Berkeley sale starts with a Home Energy Score before listing, under the city's Building Emissions Saving Ordinance (BESO). The next steps are on my Berkeley home selling page.
